Anyone else when cleaning a window had the rubber seal mix with your water and running onto your window seal then when you go to wipe it smudges and looks horrible. If so any ideas or tips. Was careful on the other windows but still left black marks. Don't want to be standing there with cleaner cleaning the whole frame.

Yes I've come accross it a few times, just gotta remember which seals leak, and make sure to rub it off quick if you do smudge it as it's a pain to get off.

Yep had it before m8 on two front windows of a bungalow I used to do they wer a pain an I never did solve the problem jus broken down seals I guess they did get better eventually but I rekon I was just more careful nt to overdo them over wipe them  they're the only customer iv lost so far but they said I'm very sorry we don't want you to do the windows any more cos were knocking the bungalow down lol fair enuf wot can you say to that so I'm not bitter!!

never had it & if I did & it was causing a problem & worrying me Id get rid of job !!!!!!!!!!!!!

It's a £16 monthly job. Why would I get rid of it. Just wonders if anyone had had it before and if had what did they do.

There was a guy on here who had this issue and someone suggested that one way of solving it was to spray tfr onto the seals and then wfp it until the black liquid coming off the seals runs clear....

The rubber seals have perished mate. Could it be that the window is south facing and seals broken down before the rest because of extra exposure to the sun? I may be wrong though

I may get shot down in flames here but could you not get a cloth and put a very small amount of 3in1 oil on it and go over the seal very carefully to try and seal it?

I have always found any seals that leech black are ok once you have treated them with tfr or Virosol and then give
a good scrub with wfp - after that they never smudge or run.
