commercial pricing

Im still finding pricing commercial work up a bit of a headache, ive been pricing by estimating how long i think the job will take x by how much id like an hour. I would like to know what im equating to per m2 so ive bought a laser measure to use on a quote tomorow.

What id like to no is what other people are charging price for maintenance cleaning and price for hwe per m2, Just for comparison as i think i could be squeezing a little more but still want to be competitive.

Any help appreciated

For HWE I charge £3.50 a metre, LM cheaper but this is for larger areas and when applicable, I have come to the thinking of if I'm going to get it then make it worth my while, I have the same conversion rate as I used to when going on hourly rate but I find that per metre I get far more money usual take up is quarter to a third of customers which I said is the same as when I did hourly rate, on Saturday I cleaned an office with 160 sq m. it took me 2 hours usually I would have said £240.00 but got a lot more out of it, but that's my way as I could have done other things etc depends on how much you want the work.

I find when pricing commercials just quote exactly what you want from the job plus 10%, if then successful you've had a result, if they think it's a little expensive you've got good room manoeuvre.

Last good size commercial we did was for a public house, the brewery wanted three quotes, we submitted ours at £675, we got the job, on the day of the job the landlord said he was pleased we got the nod but was surprised as the other quotes were £350 and £190!!

This job was two days work.

Unfortunately don’t do maintenance cleans  ;) but if I did it would be a lot cheaper ;D

to be honest asking about comm pricing on here will prob leave you more confused   so basically anything between 50 p a sq m and £4  and your about there   LOL.

All i will say is way up each job  I personally think its more important to take the time factor into account . way up all the factors  

1  how you will clean it
2  access can you park outside
3  is it empty
4 are you moving furniture
5 is it really grubby

most important of all make sure you provide make sure you have your terms and conditions on your quotation or on a sep sheet stating your payment terms .

no point in working for nothing .

i really think its important not to get bogged down by price per area  its more important to work out what your time is worth on that specific job

This is what causes the headache at times i feel like im just plucking a figure out of the air, down to my relative inexperience with pricing commercial. Im sure it gets easier the more i get under my belt but at the min i think having a m2 price structure in place would be a big help.

something along the lines of first 100m2 at x amount then discount above that and obviously 2 separate prices for maintenance and hwe.

Does anyone prefer pricing in square ft? i think it sounds better.

I think there are too many variables with commercial jobs to work on a sq/ft price.

I work on an hourly price based on how long the job will take, but I still put on show of measuring the job and always quote an uneven number when giving the price eg; $237.50p then round it down to £230.

Nothing wrong in plucking a figure out of the air if you know what the other quotes are and you are happy, did turn a job away competition quoted £3500 and went too £1600 I quoted £7500

I had a look at a job friday priced it up in my head at £215, called in today with the bumf ins etc so decided to measure it up see where i was at. Basicaly its a corridor with a couple of different sized sections, come in at just under 100 m2 decided to stick with £215 and got it.

I know ultimatley its how long it takes you to do that decides whether youve got it right or not but i think im about there.

Only done a few commercials to date and must admit ive sold myself short on one or two.
