I have a large office block to clean with Milliken carpet normally I would use D/f but client has 10 year guarantee and Milliken don't recommend any form of bonnet cleaning must be hwe extracted or dry cleaned.

I have had conflicting info as dry fusion have a letter stating their method is the only bonnet system recommended(yet to see letter). Then just spoke to Milliken who categorically state any bonnet system would invalidate warranty.

They have recommended Capture but this is already been used with little success on tea/coffee stains,they also said Host system could be used.

My problem it is 10 floors access to t/m a no no invest in portable or dry system?

Capture IMO isn't up there with some of the other dry systems. I havent used it for a few years tbh but used to go through a pallet a month (and a few hundred vacuum bags) I don't like paper based compounds due to dusting and the fact I once evacuated what was at the time europes biggest office building by running over it with the crb when it was dry and it triggering a smoke detector. 9 fire engines and a few thousand people out in the rain. Ooops. I was always tought in the event of an alarm to move equipment out of the way to avoid trips etc. So wasn't pinned with it. Maybe a coincidence, I don't think so. I was picking the stuff out of my nose all the way home.

The next Milliken project we were involved with the request to isolate the whole smoke/ fire system wasn't met with great enthusiasm. After that we moved to LM on these projects without ever having an issue with warranty. (maybe we were lucky)

When presented with the cost comparisons of HWE vs LM vs dry and a demo of each they early always go the way you want em.

Anyway, I'm sure we have dealt with some of this stuff in the past and the pre warning was given about what systems can be used.
Anyway checked with John Bolton (who seems to be the oricle on all things carpet) and he said low moisture bonnet would be fine, just don't over wet and don't run too dry.
Did the job, came up a treat with no issues.

Hi Steve

A lot of the large carpet manufactuers will not allow bonnetting as it distorts the pile.

In practice a skilled operator can mimimise this but not all operatives are skilled hence the ban.

HWE with a porty is about your only solution, the dry granule methods will take for ever.

You will almost certainly do a better job with Dry Fusion. The problem is persuading the lady of this.

She’s probably invalidated her warranty by not having vacuumed properly ; it’s unusual for offices to have carpets unless you’re a big wig and StainSmart applied

I would wait for the DF letter (I remember years ago nick told me he was the only authorised person to use LM on Milliken tiles :) been using there Restore of late its ok apart from the odour in a non vented area but you wont have that problem

FFS I couldn't be doing with people like that.
If she wants to quote chapter and verse of a document and phoned the manufacturer then perhaps she can ask them to supply a list of 'Qualified contractors to do the job.'

I would clean the carpet exactly as she wants, if she wants capture then use that.

but explain the limitations of the cleaning system and that you cannot guarantee an acceptable result but you will clean exactly to Milliken specifications.

Thanks for the comments going down the dry system method she prefers that, its worth a hell of a lot of money so I can but up with the grief
