Communal Area contracts

Hi all.

I am in the middle of setting up a contract with a local property manager.
However I am still to set uo his contract, can anyone give me some advice on the min contract period I should set for this kind of agreement.

For domestic cleans I always say a min of 3 months, but not sure if this works with contract like the above.

I would be really grateful for your views.

the big players look for a 2 year contract, if not at least a year.

I would say at least a year preferably 2 with a 3 month cancellation

How were those risk assesment forms??
