I clean above them on downstairs windows as its easier to see what your doing - And always looks good to the customer... I steer clear on upstairs windows as its easy to miss a bit that could run down the window later on.

on every first cleans or one off and after that only when they are dirty ( maybe once a year)
more often on downstairs windows, easier to see what you doing

I personally do not clean the small area above these type of vents unless it looks really grubby and on first cleans.

If they do need cleaning then I clean above the vent and all of the frames first and the leave them to dry whilst cleaning other windows. When fully dry I then come back to the window and clean only the glass and rinse only the glass - this needs precision with the brush and the jets of water. Using pencil jets makes this easier than fanjets which tend to spray the water over a larger area which often gets into the vent.

I just explain about the possibility of drips from them and why they happen. Educate your customer.

we clean above these every time - never had bad drips or problems ground floor or first floor

our 1st cleans are intensive and once clean i see no reason to let them build up with grime over a period of
months

if you do then i can the vent being a problem if and when stray water land in this area causing the dirt
to dribble down the glass after your long gone

Alex - Out of interest how many days a week do you window clean? You must be very busy with the other side of things?

Two problem's with these wee thing's. They were never designed to be cleaned in the first place and secondly, more and more designer's are placing them two third's of the way up the frame with a hopper above and larger main pane below. They are a wfp nightmare and impossible to clean properly using the wfp. Best anyone can do is wash them then leave a long while to drip dry, then wash the pane below. It's just not good result's any other way.

Stay clear if you don't want the hastle.

Me too darren, i don't get any complaint either. Sorry lad's. i'm only being honest! here's some tips if your getting drips If you dont have a flow controller/pole tap never shoot the water jets up the vents.

If you do have a pole top ( i have an aquadapter) Turn off flow and before cleaning the glass wipe over the driping vent with a clean brush head. hope this makes sense? im tired and ready for bed!
