Commercial customers approach - please help

Hi,

I was passing by the leisure center the other day, and saw that their windows hasn't been cleaned for ages. I'd like to give them a quote, but not sure who should I speak to? Shall I ask at the reception for some sort of building maintenance manager, or contact council where the place belongs to ?
Also, I've seen some other commercial buildings which may require a windy, just have no idea who should I contact regarding my services.

How do you guys get commercial work?

Go to reception or call and ask for name of person who would be  responsible of window cleaning then leave it a while and call up and ask for the person by name when the receptionist asks who or what its about just say oh its only Dave about the windows as if he is expecting your call.

I use a similar method, I ask who is the person who looks after the window cleaning, I then leave my card and ask the receptionist to pass it on to him.

2 weeks later I telephone and say "Hi its william" from "Pure Hydro Cleaners" can you put me though to so and so.

This normally gets you though the barriers that a lot of companies have in place to stop cold calling, the receptionist normally thinks that you have already spoken to this person in the past and he/she will not know whether you are a potential client or not.

you must have had very thick receptionist to get away with that chat up line. I must have spoken to hundreds and that would seriously limit getting to the right person a little more to it than that, because when they say is he expecting your call you will either have to lie or say no.

find persons name send a letter to them then call in and say hi this is **** from ***** please could I speak to ***** (is he excpecting your call) answer yes, just following up from last time we spoke to your company (they then can't remember and put you though not wanting to admit they can't remember, even this is hit and miss. I have cold called loads of business's over the years and this works
