hi guys,
window round for sale in blackburn and darwen. 2 main areas. both within 2 miles of each other. each area compact, when i say compact i mean compact, house after house after house after house. 70% is already waterfed but i have been doing it last 2 cleans trad so upto you. the other 30% is trad only. the houses on 70% work are newish houses on a newish housing estate between 4 and 8 years old. the other 30% is 1970's detached / semis with dormers, you know the kind. takes approx 826 per 4 weeks. about a 1/3rd is fortnightly rest is 4 weekly. i haven't had the work long but some work near my big round has come up for sale. i want 8 monthly cleans and i am willing to split if necessary. call me on 07918 698 795
the rules are simple, if you want to work it, you work with me for free if you decide against, if you want it i will knock off £50 per man per day, off the price of the work.

east lancashire hell get that price no problem,its the only way into the job,you will never canvass enough work around here
Sorry but I think thats rubbish, Thats like saying that every one in east lancs who wants a window cleaner will already have one. What about new estates? Canvass anywhere and you'll pick up work. it might take a while but I am sure you could build a round from scratch, same as any other area in the uk.

If east lancs is such a profitable place to sell rounds then why are you advertising nationally. I have always asked other cleaners or just put an ad in the free ads. £800 worth of work in my area like your describing would only go for about £2500. Let us know how you go on.

always thought we sell ourselves down the river when valuing our rounds they should all be worth x6/to 8 as a minimum ;)

it just baffles me how someone could ask so much for their rounds, i mean fairplay if you get it like! but dear me. i certainly would NOT buy a round. when i started out 5 years ago, i needed a round but no way would i of bought one. i wouldnt even consider giving 1x, never twice lol. i just worked dam hard to get there i am now and thats just what people need to do
buying a round to me is very dodgy, some people dont like change and this could be a problem when they see a new window cleaner, could take a disliking to you and then cancel...you lots outta pocket then...
my advice, go out and work hard, look after what youve got and the rest will come.
good luck on selling it mate, just my two pence worth, we're all entitled to it ;)

see to me more important than anything is the hourly rate and i would want to see that.
I mean say it brings in 800 a month it earns 15 a hour i would laugh in is face but if it brings in 30- 40 a hour than i would say it was proberly worth it.

Hourly rate is not a good indicater IMHO ! Price per house is what I look for !

I don't think there is a better indicator than hourly rate. Everything hinges around that. To say it is not a good indicator seems strange to me.

My thoughts to,hourly rate in some cases mean nothing i would rather do a few houses a day for the same money for working 8 hours on an hourly rate and end up with the same at the end of it.I price per job the price i want for that particular job,i`ve said before you can clean loads and loads of windows in an hour and by pricing that way you can do yourself out of money when you break it down.When you go out in the morning on an hourly rate you will always end up with the same each day regardless of how hard you work,if you price per job and really graft it will earn you more everytime,just my opinion.

I have bought and sold rounds ! so i have some experience with this , Hourly rate is a big no no ! Reason is we all work at diff speeds ! You have to look at prices of property !

You use hourly rate either way if you look at the individual price and think i can do 4 a hour that equals????
most business(including mine) know how much i need to earn to make b4 i start making a profit it makes it easier to work out a hourly rate to see the daily profit.
yes some people work faster than others but if you work it with him you will see how fast he is to you!!
I do like to think i know what im talking about i think my profits say i do 8)

But surely when you price up a job you think about how long it is going to take. When i price up a job its all about time not how many windows it has. Sure you count the windows and how many times you climb ladder( if you use one) or access issues or frotnightly/monthly. These all effect price but i always like to do the house and then tell them how much. At first i always say roughly £X. After having a snoop around the house and have a little chat you get to know a bit about custy and how much they can afford.

buying a round is all down to your experience you look at some work thinks its easy enough and already have a figure in mind what you would clean the houses for, if the chap tells you the prices are £1/£2.00 up on your figure you buy,I would only then beable to calculate my hourly rate from actually cleaning the jobs....
so ronnie and jonah you are both right one leads to the other in my book.

I am nothing like an expert Ronnie ! I do business like i do mate ;D I only try to give advice on here ::) My phone is going all the time with people wanting a piece of me ! Quite frankly I dont do stress too well ! I try to help people getting new business , but if I am honest it isnt worth all the hassle /stress ! I dont charge for helping my friends , but after helping them , I feel pretty empty after they dont even thank me ! ;D

the seller wants x8 - so it will be the ninth month before the round starts to make a profit.
I'd like to think someone canvassing would be able to accumulate more than 800 quid of work in that time, without any outlay.
the only thing going for the round is that it is compact.
Not worth the asking price in my opinion.

Look at the price of the property and compare it to what exactly? How long it will take to do the job, which is just a longwinded hourly rate.

A business is only worth however much somone is prepared to buy it for ! I have seen rounds selling for a huge ammount , and others almost given away ! I have always asked top money for ones I have sold , and havnt had any problems, but we are all different I guess ;D

takes 900 aweek for ten thousand plus you get a small van with that and trad gear

ive had a few pathetic attempts on posts from you. every time you post you seem to want to start an argument of a nasty kind, you do seem to enjoy putting people down, i cant find a positive post from you except when your supporting your mates which seems to be not that many. could you go away perhaps not post anymore, the site would probably be a bit happier, or just leave my threads alone, why are you like this, mummy mean to you as a child, god not love you, tell us all whats really at the bottom of these obvious problems.

I personally wouldnt sell my round for anything less than 5 times its monthly turnover and i am pretty sure i would get that for it too.
Having said that my round is NOT for sale.
I think some window cleaners undervalue their rounds.
Who was it decided that a domestic rounds are worth 3x monthly turnover anyway.

Supply and demand mate. If theres loads of work to choose from then the price will be low if there arent many rounds for sale the price will be high. ;D

i was stating that the price your asking would all depend on potential hourly earnings if it was say 15 a hour it would be worth no were near that and if it was 30 then mayb so.
i live local to darwin and actually work there so if you really have some thing to say than give me a call.
to many people come on here for an argument a come on here for help to help and to keep ubdated with new things, but i will tell it has it is so go and read all my post properly and youll find your taliking with a mouth full of spanners.

i think it is time we forget this thread .windowcleanertrad first took offence that i mentioned 8x for a round was to much sorry if i offended you , ronnie paton then defended my comments and it seems to of spiralled downhill from there.
we are obviously all local to this area but dont know each other personally surely this forum is to help one another and not start personal attacks ronnie has posted some very good helpful posts in his time on here unfortunately i cant read your posts windowcleanertrad as you are posting as a guest but i am sure you too have many helpfull comments to make ,on my post about 8x i was not having a go you know your own work and what you think it is worth if someone buying thinks it is worth the same and buys it then both parties are happy and it has nothing to do with me.
over the last few months we have lost some really good members on this forum due to arguments getting out of control and becoming threatening one member a john garnett from fleetwood had loads of interesting posts and helpfull advice but no longer posts his comments are really missed so lets nip this in the bud before anything similar happens.
we are all local so if ever you want to meet for a chat or need help in anyway then that is the way i would prefer things. life is to short and i dont want to make any enemies over things so petty.

i do agree with the seller im afraid, to some extent.
In the future when we all decide we cant work much longer, were either gonna wanna sell up or pass down.. If its the first then your gonna want something back from the years of hard work you put in. It aint the easiest job in the world.
Some people dont wanna canvass and just want ready money there on a plate, I do believe that the asking prices are seriously low. You've Got every tom dick and harry buying rounds when really if they were priced higher only serious money makers and business minded would be of interest.
In this business, theres a lot more advantages when buying into it compared to other businesses. Theres steady income and if you work hard enough youll only build on what you have purchased, probably quite a lot in 8 months. The outgoings also are so straightforward and really low. If your smart enough you can really prosper.
In one respect though i dont agree with the ones that ask stupid prices when they have had the round for under a year or 2. Not enough respect there with the customers to risk throwing money down.

i wasnt threating i was purly saying if you have things you feel you need to say then we can meet, im running a business not a boxing team im sure face to face we would both of seen each others side.
i will always say what i think and have a opinion but i will always try to help, i hope most on here see that is my aim.
