can you help with this quote please,it,s a nursing home that used to be a country house it has 154 windows to be cleaned,windows are of average size no problems with access to any windows is a big job but looks to be straight foreward...thanks dave

If that is all the windows, the ones that are in the picture, and they are reasonable windows etc etc,

What will you be using to clean them?
If its wfp, then you might have problems on the first couple of cleans with drips from the sash windows.

£350-£400 outside only,Alex stop going in to cheap cos your poleing it tut tut tut lol,how much would you want to trad it that`s always in my mind when pricing.

I would charge a day rate for a job that size that way if their are any problems you are there to sort it and you dont lose out if it gets done quicker then you gain

Who cares how long it takes mate,i reckon with the pole you could do that in 2-2.5 hours easy money after a couple of cleans.If they were in it would be the side=cup of tea,the front=cup of tea,the back=cup of tea,and then finally the other side= the toilet lol,if there out the whole lot in one go. ;D ;D ;D ;D ;D

i am wfp, windows are all the size you see, there are 4 sides to the building 154 in all ...i was thinking 200 quid ish 16 weekly....oh it,s me first commercial job lol might as well start big.....ps half of it is d/g

I'm quick, but that's way bigger than a recent job I took 2 1/2 hours on.
I charged £80, and that's got to be at least double.

Your all too cheap on this one.
I do a lot of similar if not as big properties with these type of windows.
First clean would be £600 ish.
Subsequent given that they are 16 weekly would be..... £400.
Ok there are 154 windows but they are all sash from what I could be bothered to look at and almost all georgian pane ones. I think £600 is a bit cheap really but if you want the work then it's not too bad.
Oh and before anyone says there's no way u can get those prices.. I do. If I dont I walk away from jobs like this.

Squeaky not having a dig mate but pricing in the way you do your cutting your own throat,£160 for that job is seriously under priced.

I'm sure I'd ask more in reality, but it would still work out good money even at that price if it takes 3-4 hours.

From what i gather my pricing is around the same as squeeky but to charge £160 for that property is way underpriced its not just the time taken to do that job but also the toll it will take on your body as it will tire you out so you have to take this into account too as you probably wont feel like doing anything else after that job

Just had another look at the pics.
YUP.. £600 for 1st clean then £400.. or.. walk away from it. If u do that WFP its gonna take at least 2000 ltrs of pure to do it 1st time. Probably a LOT more to get an acceptable finish.
Look at it this way.. 154 windows.. all sash and georgian.. so lots of framework to do. Compare it to say 20 semis each with 10 windows.. normal DG ones. That job will take 3 or 4 times as long 1st clean than it would to do the semis.

i dont think i could charge more than 60ph for that, i reckon it would take me 6 hours off ladders, 4 with the pole, or maybe im not remembering how quick or slow i was
NWH im not saying you cant get that price, i just dont think i could,
then again looking to price up a patio job soon, reckon will be £200, and looks like alot easier work than that job,

i would love to know how idf any one does get these perfect with WFP

The people who own this property would expect to pay between £400-£500 for just the outside,i bet they have it in there mind that they want it done 3-4 times a year and have allowed a £2000 budget for it.

You probably wouldn't.
The old georgian place I did was scrubbed and rinsed twice on each window and still had runs.
Came back the next day for the inside, and did some outsides again to try to fix it.
Still had some runs. :o
Could have done it 20 times, result would be the same.
Customer happy though...90% improvement!

Your probobly right Squeaky but you`d be surprised with some of them,i do a house like this and after i cleaned it about 5 times the results were very good far better than they would have been scriming them or small sqeeggeeing them.The worst thing with these window`s when they havn`t been done for ages is the spiders webs in the corners under the top sash.

BANG ON THE MARK NWH!!! Exactly my thoughts on this one. OMG I think we have agreed 3 times now m8!! :o :o
Havin said that some silly person lookin thru rose coloured glasses will probably think WOW it's commercial (Kudos and all that) and price it far too cheap. Slog their guts out doing it and wait up to 90 days or more to get paid.
AS to the results they will probably never come up perfect. Ladder or WFP. The frames WILL get better with time though if they aren't oxidised. I reckon you could do a perfectly ACCEPTABLE job using WFP.

value your advice bn,clean as you gave me a lot of sound advice when i first came on about 5 months ago,if you remember we both had similar back grounds retail.......but yea this is my first commercial venture and if i am honest it,s way to big for me and me trolley,but i would like to do it .....and i thought it would take about 1 and half days to do it right...lol

by the way got another one to do tomorrow on an engineering place...office's so I'll need help with that one as well!

I would want a really good inspection of those frames before I priced. If the frames are chalking, it could be a nightmare.
As for 2-2.5 hours, forget it, it's going to be at least a days work to get them right. If they were all nice double glazed units, I would do it for £250, but for those frames charge double. Dai

Price it up at £600 1st clean and if it takes u a couple of days thats not bad money in anyones book. I was thinking 2 guys all day actually so it works out the same. The 1st clean on this one will prob take twice as long as any other ones. There will be flaky paint and like Dai says have a GOOD look to watch for chalky frames.. These CAN be done but it takes an awfull lot of water. Perhaps this one is just too big for you at this point in time. Or.. maybe it's time to stick a tank in and run it from ur trolley mate... whatever you do well done on getting the chance to quote for this one and good luck with the one tomorrow. :)

If I was near you I would do it with u mate.
I notice from ur profile that u are at Stockton .. What's ur water from the tap like? If it is soft and it is the same at that place why not buy a decent sixe DI vessel and get a long hoseand do it directly from a tap at the property? Even if it costs u £100 in resin 1st clean u will be able to chuck plenty of water at it .. wow what a good idea!!! Say 100 TDS u will get 5000 ltrs pure from a bag of resin.. gotta be worth thinking about.

I totally agree with Brighnclean on this one, there gonna give you so much greif on this the frames are in real bad shape, 2000l is in my book is about right I do one not so different from this if I remember it used up 1100l first clean and they were just dirty upvc frames, & all you can hope for on a first clean here is an "acceptable" result
I would nt do it from the tap first time you'll only end up doing it twice

OK lets look at this... 135 PPM will give u almost 4000 ltrs pure from one bag of resin. SO.. if theres a tap or two there you can just hook up a DI vessel.. say an 18x6.. (Around 1/4 of a bag per fill) and hook a reel up to it with a flow tap in line to regulate flow down.. the tap pressure will be plenty to work reel and pole and.. bingo u can do it without worrying about water use.
Cost of DI vessel around £60-70.. resin say £40 for 1st clean.. £20 ish per clean after that and u can use the DI vessel every time... it couldn't be simpler.. Ohh and if the othet lot did just the ground floor for £90 and never came back then £600 for 1st and £400 after should be accepted. Just explain that the first will take u around twice the time to do. Even if u have to buy a reel with 100 mtrs mini/microbore that job will pay for the kit easily 1st clean then ur in gravyland. U can get a good reel with 100 mtrs minibore on it for about £140.
Thanks for the offer of the trip up mate but honestly u dont need me and It's a 200 mile round trip for me :(

thats a good idea,
you wont need to spend that on a reel either, just get a inexpensive hozelock, you can get them for £12, minibore is £60, bobs your uncle are you are away
