I recently cleaned carpets for a tenant that was moving out of a property. Once the check out was completed by an inventory clerk they mentioned that the carpets were grubby and need to be re-cleaned. In my opinion I cleaned the carpets quite well but there was a few stains they I could not get out of the carpet. The carpets were very light beige and were quite dirty especially the stairs. The landlord has also complained that the lack on the stair rods had been removed due to the cleaning. Is this possible? They were gold coloured.
I have arranged to go back in a re-clean but I am concerned that they if I cannot get these stains out they will complain.
There are a few dark marks which I spent quite a bit of time on that faded but did not clean up well and a also a large green stain that did not completely come out.
I was warned that this landlord was really fussy but at the same time I would like to keep her happy.

I would certainly pursue the route of a revisit as this is the only way you can achieve any semblance of customer satisfaction.
However, it may be worth noting that you have no control over what was spilt/tracked into the carpets, or the care and attention they have received from the tennants. As we all know, if they do nothing after a spillage, or do the wrong thing, they can make things worse or even permanently set a stain. I would report something like "In my professional opinion, the accident and consequential staining and/or the treatments/lack of treatment have damaged these carpets beyond salvage". It's for instances like this that landlords demand a deposit from tennants.

The soulution I used was RM 760 for the karcher puzzi 100 machine.

Do you know what the ph is of RM760 it is quite possible that it has damaged the stair rods.
I don't know the stuff myself but I do think if you are going to be doing some serious carpet cleaning you will need to upgrade your machinery and solutions.
I personally don't think the equipment you have will cut it in the carpet cleaning world and will leave you open to further complaints and recalls as it just can not do the job,especially in let accomodation.

Another point...
Landlords can be complete S###S. Its quite possible that these marks were there from previous tennants.
I do a lot of theses type of cleans ( on the increase), and its almost impossible to do a what I consider a great clean when yuo dont know what has been spilt or what the tennant then did to clean it up.
These marks are the problem between tennant and landlord... not you!

I'm afraid the Karcher Puzzi 100 is just not powerful enough for this type of work , it is only really suitable for clean carpets.
No heater, small vacuum , 15 psi pump , you can try really hard but you are just not going to remove the level of dirt / stains typical of lets.

I use a Karcher Puzzi 100 for spotting and it cost nowhere near £500.00.

Nothing wrong with the puzzi 100 as long as used correctly.
I have a few of these and they are great, especially when you have to climp three or four flights of stairs and in areas where the steempros just get in the road of things.
I use both machines and without a doubt the steempro or close alternatives are great but sometimes the smaller machines are better although if used correctly it will take longer.

so if a surgeon tried to cut out your kidney with a carving knive you would'nt mind :o
the tools you use do make a differance or all of us would be using Puzzi 100s.

AND REMEMBER THAT THE STAIN BELONGS TO THEM UNTIL YOU TREAT IT!!

Mike spot on Ihave a puzzi 200 that I use for spotting or small jobs.
You cannot use this type of equipment for the main part of extraction.
If you were a motor car racer you would not win many races with a mini if your competition were driving F1 cars.

Its a real shame you didnt find this forum before you spent your hard earned cash on the puzzi, You will find the forum to be a great source of info.
There are plenty of good second hand professional extraction machines available at good prices.

It would seem that u have been given bad advice, or not made it clear the sort of jobs u were hoping to get, i spent 3,500 on my HWE i could have easily spent another 2,000 on more bits and pieces to go with it. As a result thou i get so much job satisfaction. The machine u have is one they hire out to be people who think they can do better than us professionals, upgrade.. u will be amazed at what a more powerful machine can do. Phil

I am not trying to go all out for a puzzi, c'mon guys.
merley stating that each situation is on its own merits!
Lift your machine up four flights of stairs along with parking your van 2 blocks away from a flat, i know what machine i would prob go for. i wouldassess and if i thought i could do the job with a puzzi, truvox or steempro then each situation on its own merits.
But granted it is better for spotting!
I know i can do the job with a puzzi if i had to!

I do loads of letting situations, so I will have to agree with the post about the state of the stains. for all you guys that do them, you know it is very tough to get rid some of these stains as there is no-one on hand to tell you what they are? how long they have been there? how were they caused? what has been done to them? under sink remedies or professionally cleaned already?
etc, etc
I have one coming up with soot, dye from a teracotta pot, paint, coffee and various other stains yet to be identified ( have photos from agent) the place is covered in every room, landing, stairs and hallway in god only knows what.
In letting situations the tenants are just not emotionally attached to the property, so abuse the property and carpets.
My advice on this one is to qualify the above points with the landlord/agent, and make qualifying standard practice every time. Agents, landlords and customers sometimes think we can make the carpet new again...

Ln the past I have read its the cleaner not the machine that cleans carpets.
Not so long ago single two stage vac machines were quite common they might have been camaflouged in large boxes.
Traffic lanes wear diffrent too non traffic lanes and look diffrent.
I have this even with my powerful machine.
What will be interesting is if Len is able to help what diffrence his equipment does.
Some people expect mirricles on a trashed carpet. The problem is if you over qualify you may loose job so temptation is to have a go
Im doing a flat next week with a dirty beige carpet and I was going to take my Rug Doctor commercial due to stairs bot being able to leave my Dalek in car park and put hose through windows etc
Or should I break my back.

You just answered my question exactly.
Formula one drivers would finish quicker but a mini would also finnish your race, it would just take a little longer!
Same with the machines, a steempro would do it quicker and better but a puzzi like machine would also get their, even if longer!!
Each to their own, and i use both types of machines!

I always take photos of problem mark or stains then ring agent and qualify results to be expected 50% 60% etc. You can always compare photos with end result if they scream that it is no better.
Plus they gave you the go ahead when you stated that marks may only remove by 50% or so. Under estimate expected results and get higher result and you are a superhero................the other way round and you are the VILLIAN :-[

i quite agree with u all. the puzzis not much cop. i spent 5 quid on a brush and a bucket(top quality horse hair brush mind you) and with a bit of persil powder im getting all the big carpet cleaning jobs. just doing a ten bedroom mansion. should b finished about xmas time. the easiest 25 quid ive ever earnt.
think i mite patent my idea. so keep your mits off. ;D

Thanks again for all the advice... its all a learning curve for me I've only been in the biz about 4 months and 80% of my work is domestic cleaning so it's not the end of the world... Len will send a PM.

Im afraid £500 is not a lot, when considering purchasing professional equipment. A professional twin vac extraction machine will set you back £2500 plus new, then theres the tools, blowers etc. In my opinion nothing less than a twin vav machine could be considered professional except as a spotter.
