Unhappy customer!

I recently cleaned carpets for a tenant that was moving out  of a property. Once the check out was completed by an inventory clerk they mentioned that the carpets were grubby and need to be re-cleaned. In my opinion I cleaned the carpets quite well but there was a few stains they I could not get out of the carpet. The carpets were very light beige and were quite dirty especially the stairs. The landlord has also complained that the lack on the stair rods had been removed due to the cleaning. Is this possible? They were gold coloured.
I have arranged to go back in a re-clean but I am concerned that they if I cannot get these stains out they will complain.
There are a few dark marks which I spent quite a bit of time on that faded but did not clean up well and a also a large green stain that did not completely come out.
I was warned that this landlord was really fussy but at the same time I would like to keep her happy.

I would certainly pursue the route of a revisit as this is the only way you can achieve any semblance of customer satisfaction.

However, it may be worth noting that you have no control over what was spilt/tracked into the carpets, or the care and attention they have received from the tennants. As we all know, if they do nothing after a spillage, or do the wrong thing, they can make things worse or even permanently set a stain. I would report something like "In my professional opinion, the accident and consequential staining and/or the treatments/lack of treatment have damaged these carpets beyond salvage". It's for instances like this that landlords demand a deposit from tennants.

The soulution I used was RM 760 for the karcher puzzi 100 machine.

Do you know what the ph is of RM760 it is quite possible that it has damaged the stair rods.

I don't know the stuff myself but I do think if you are going to be doing some serious carpet cleaning you will need to upgrade your machinery and solutions.

I personally don't think the equipment you have will cut it in the carpet cleaning world and will leave you open to further complaints and recalls as it just can not do the job,especially in let accomodation.

Another point...

Landlords can be complete S###S. Its quite possible that these marks were there from previous tennants.
I do a lot of theses type of cleans ( on the increase), and its almost impossible to do a what I consider a great clean when yuo dont know what has been spilt or what the tennant then did to clean it up.

These marks are the problem between tennant and landlord... not you!

I'm afraid the Karcher Puzzi 100 is just not powerful enough for this type of work , it is only really suitable for clean carpets.

No heater, small vacuum , 15 psi pump , you can try really hard but you are just not going to remove the level of dirt / stains typical of lets.

I use a Karcher Puzzi 100 for spotting and it cost nowhere near £500.00.
I get better looking each day!!

Nothing wrong with the puzzi 100 as long as used correctly.

I have a few of these and they are great, especially when you have to climp three or four flights of stairs and in areas where the steempros just get in the road of things.

I use both machines and without a doubt the steempro or close alternatives are great but sometimes the smaller machines are better although if used correctly it will take longer.

the tools you use do make a differance or all of us would be using Puzzi 100s.

AND REMEMBER THAT THE STAIN BELONGS TO THEM UNTIL YOU TREAT IT!!

Mike spot on Ihave a puzzi 200 that I use for spotting or small jobs.
You cannot use this type of equipment for the main part of extraction.

If you were a motor car racer you would not win many races with a mini if your competition were driving F1 cars.

Its a real shame you didnt find this forum before you spent your hard earned cash on the puzzi, You will find the forum to be a great source of info.
There are plenty of good second hand professional extraction machines available at good prices.
