Maybee its my old training as an Estate Agent and police officer but i would rather walk away with £70 in my pocket than with a smile on my face.

Are you trying every job going mate.... I tried that, but being your own boss has got to be the ultimate achievement...

I didn't realise you actually had to "train" to be an Estate agent, let alone a Copper ;D ;D ;D
