Some advice on wooden floors please

Hi

I have a quote to do for stripping & sealing a wooden floor and would like to know a couple of things please.

What colour pads will I need for the different stages?
What sealer do you recommend? 
What price should I be charging?

(OK that's three but I was hoping you would lose count!  :)  )

By the way, the area is 100ft by 40ft - approximately 370 square metres.

1.  Has the floor been sealed before

2.  Watch out for bare patches, if there is any exposed wood the floor will need sanding and sealing.

3.  Use a black stripping pad with an emulsion stripper - we use Premstrip from Premiere Products.

4  Vacuum up slurry with a wetvac then rinse thouroghly using plenty of clean fresh water, allow to dry before applying floor seal.  We use Platinum 25 from Premiere Products, you will probably need at least 3 coats allowing each coat to dry befroe appling next coat. Drying time 20 - 30 minutes per coat depending on air temp.

Thanks for the advice on method and product.

Assuming it has not been waxed and it can just be stripped using a black pad and solution then resealed, what kind of price per square yard/metre would you recommend?
What price if it has been waxed and needs sanding?

If it has been waxed, unless I can sub it out, I think I will walk from this one. Would you be interested?

I would try and work out how long it will take and price per your hourly rate - yes I agree you don't have to have every job, working from memory (pro-chem trained one day hard floor) its never easy doing wooden floors

hi andy,

just a couple of questions first,

are you re-sealing with polish or with varnish?

if you are using polish i would do it the same way as previously mentioned,
if you are sealing with varnish or oil,  i would ask which seal they used before was it water based or oil based, how long ago was it done last,  what have they been cleaning it with.

if they are not sure with the questions here i would strongly recomend that they would resand the floor,

we are a professional floor sanding service, we have 2 x 12" floor sander and 1x8" floor sander,
we dont hire and we only use the best products that money can buy,
