nightmare carpet

A very good commercial client of mine wants a carpet cleaned in a cafe-posh one!
The carpet looks a bit like a berber with the warp and weft running through the carpet which is clearly visible.
Told them last time that the carpet is likely to shrinkk and sure enough that is exactly what happened despite very light misting of prespray and holey glide attatched to a truck mount.
Anyway they have had the carpet replaced with exactly the same carpet again. It is the most impractical carpet for this environment. Told the new manager the same as last time and she told me to put it in writing along with the quote. It is really dirty with the usual food and grease areas which really need a deep clean to get them loking good again but it makes me look bad if the carpet shrinks an inch all the way round and down the seams.
Any ideas anyone?

Hi Clive

Time to see if LM really does work on dirty carpets, I woukd use my Texatherm.

I don't usually like enzymes as they have H&S problems but I would try on the really greasy areas.

Regardless of the number of years or experience in the business, there will always be the odd job where we will be unable to acheive the results we would like without there being a problem or two.

Now, this does not have to be down to our lack of knowledge or know how.  If as you say, the carpet is impractical for the environment it is in, and you have told them so, then in my opinion you are being professional in bringing this to their attention and the risks involved in maintaining the carpet. The owners have to take some resposibility here and in particular taking into consideration past history.

Now, how do we solve the problem?
As you state that any overall deep clean using HWE, whether portable or TM may result in shrinkage then a LM system is the only option to avoid such pitfalls.  You also state that food and grease stains are already evident but hopefully not too extensive being only recently laid. Personally Clive, I would take in a small spotting machine to remove localised food/beverage stains, but then LM the remainder of the carpet and use dryers. If the staining is too extensive for a spotting machine I would recommend overall LM cleaning, possibly every 2-3 weeks until a satisfactory result is acheived. This may sound over the top, but unless the owners want to accept unsightly shrinkage on a relatively new carpet I feel they have no option. If they agree I believe thereafter, you will need to clean it on a monthly basis using LM.

Some years ago I had a similar problem in the centre of Birmingham and the owners agreed for us to clean it on a weekly basis to avoid any such problems and so it could well work for you.

Thanks for your help chaps. I was thinking of texatherming it but know results will be limited. I may try Gordons idea of spotting the worst bits and LMing the rest, but you would be amazed how dirty it is already!
I think Phil has had the best idea and will phone Bob tomorrow ;D

Hi guys if you low moisture clean this type of carpet you will still need to pre spray it right? Is so surely just pre spraying is enough to shrink this type of carpet?
Never touched one to be honest and wouldn't want to yet until i have enough money to pay out for a replacement when the dreaded happens.

The potential for some LM systems with this type of problem is greater than many would imagine.
