COMMERCIAL (HOW TO?)

HI,

i know we have been here before but the forum  is busier than usual so i may get more answers....

can anyone please tell me the basics i would need to enter into the commercial work world...

can i ring companies canvassing for work?

does a simple leaflet dropped at reception bring any joy?

do i write to companies offering my services?

what seems to be the best procedure please..

i may be too inexperienced yet for the large jobs,

but i fancy having a go at small hotels, nursing homes,

petrol stations etc etc ,..

please dont think i am trying to run before i can walk <

i just could do with some suggestions of the way forward into the start of light commercial work here and there...

there is a document to download,  about wfping and health + safety on this site somewhere
try  posting this to potential costomers follow up with a phone call a week or so later and see how you get on

Gazza,

If you want to go for the big stuff ie Schools, councils etc then take the time out to organise a conpany information booklet/marketing pack.

Its basically a pack (which is kept by the recipient) and includes all your contact details, your H&S policy, copies of your Insurances, testimonials from other commercial customers, detailed info on WFp, Info on the Risk assessment you will carry out, add-on services you may offer (ie gutter cleaning, pvc cleans etc).

Put your comnpany logo on the front page, bind it properly with hard front and back covers, use good quality weighted paper and off you go.  It takes months to do properly but well worth the effort.

We also use it as a basis for our quotation pack and include our quote inside.

It creates a professional image and has produced good results for us.  I will post our introduction page in hte Documents to Download section later for anyone to use as a basis for theirs.

PS  :  Always follow up your intro letters or packs with a phone call a few weeks later.

i thought that was the way to go but was asking to see if any of the basic principles worked,

who does a portfolio for you,?

do you do your own,?

and also do you find it costly to leave with the company ,

or do you leave it for a set period , and take it back on your return etc etc. ?

just a thought would anyon be interested if we organised a day to all get together to share 'best practice' in winning, growing etc?

i could work up a suggested day with content outlines, put it on this site for discussion.

maybe people could offer to cover different topics?

the only 'cost' would be to cover the hiring of a conference room?

whats your thought everyone?

I have been sending a business portfolio out now for 3 years and it is ever evolving.

Before anyone asks I will not send out copies but I will tell all what we do and how we do it.

The cost per portfolio is approximately £1.00 and to post they are about 70 pence.

I bought a ring binder from Staples - £35.00. This is the bit of kit that binds everything together.

I buy clear plastic covers 20 - 25 in a pack no more than a fiver and then I buy the ring binders, again 20 - 25 per pack no more than a fiver.

Heavy card in packs of 20 - 25 are no more than a fiver and this will be used for the back.

The front cover carries our company name, logo and website details.

Page 1 is who are Midas Enterprises.

This page lists our working history, our national customers, our current customer figures, P.P.E notes and the benefits of using our business etc.

Page 2 is our health and safety policy

Page 3 is a condensed introduction to the Working at Height Directive and who is responsible for its management

Page 4 is the first page of our services. This is traditional window cleaning and this has good quality digital photos of us cleaning ground floor windows and a conservatory.

Page 5 is Water fed pole window cleaning and this explains the system, water purification, heights worked to and has several photos of us working on various buildings.

Page 6 is Conservatory cleaning and this again explains the principle of cleaning fromt ehfinials down to the sill etc. Four photographs cleaning the roofs and sides on this page.

Page 7 is UPVC - Fascia, soffit & Bargeboard cleaning. Breakdown of how we clean and that occasionally there is a need to use an additive in the water. Some excellent photos when we cleaned the longest fascia board in the world on the JCB head office at Uttoxeter.

Page 8 is gutter cleaning. Before and after photos of guttering and then a breakdown of the two methods used. One being jet wash lance and the other ladder against the wall. There is a need to impress safety when using the ladder to potential clients. This is included.

Page 9 is our jet washing service, the what we clean and the height we clean to. Photographs of before and after of buildings, walls etc.

Page 10 is End of tenancy and communal area cleans. What we do, who for and four working photos of general cleaning, carpet cleaning and soft furnishing cleaning.

Page 11 is Heavy goods valeting - how we clean, what we clean and who we clean for. Good clear pictures of internal & external cleaning.

Page 12 is On site pure water car washing. Full explanation of what we do, results, guarantee of satisfaction and some cracking photos of before and after of Vectra SRI ( belongs to my Fiance).

Page 13 is the contact page and this has phone numbers, addresses, email, website, Picture of one of the vans and a picture of me as the point of contact.

Now we bind this together with the comb binder and a clear front plastic cover and a card backing.

This is sent out with a full cover letter to potential customers, the cover letter has our laminated and double sided business card attached.

We then start the process of chasing the work and this becomes a whole new ball game.

I heard about some work yesterday that had already had quotes placed on it but I knew the point of contact was away till Monday.

This morning I paid £4.50 for a recorded delivery to get our portfolio on the mans desk for Monday morning. The work is worth several thousand pounds for no more than 6 - 8 days work.

Buy a good digital camera and build a library of working photos that you can use in your portfolio, save them on your computer. I have hundreds and hundreds.

Be the very best in the market place, be able to back your work up with excellent working practises and health and safety. Be smart, work hard and then you may get the cream.

We have some excellent commerial work. One customer alone is worth a staggering amount of pounds per year.

How did we get them. We offered all of the above and backed it up with the best window cleaning - so much so that the chief executive of this high street name has complimented on how clean the building now looks.

As an addition to the above, Does this work better than a leaflet left with the receptionist.

I don't leave leaflets with the receptionist, I found out who is responsible for the facilities cleaning and address direct and if I can I get their direct number.

I am not saying that our portfolio is not thrown away but they are more likely to keep a smart document than a leaflet however smart it is. It may be filed, it may not.

I know we have had great success with the portfolio but we have also put a lot out that have come to nothing.

I think that from a commercial point of view it is about getting the right contact or being in the right place at the right time.

Or it is down to the individual that you are dealing with either liking you or not and this could be something as simple as you being more articulate than me or me being better looking than you or something as basic as that.

Commercial is a goldmine if you crack it but it is not the be all and end all. Your round should consist of all customers from the cheapest house through the smaller business premises to the big companies.

If I lose my biggest customer I still have the revenue from my residential workload and all of my other commercial work.

Looka t the whole picture not just the top of the tree because if you build it top heavy it may just fall over!!!

No never use anything other than recommendation and the portfolio.

It is my intention over the next couple of months to go down the training and health and safety route.

This for us as a business is progression and I strongly believe with the solid foundation we already have getting all the H&S and rope access training we will become a stronger player in the market.

This will be added to the portfolio and website as marketing tools for the future as we look at changing our customer base to the high end players and much larger complex (also multiple outlet) companies.

From someone as experienced as yourself I would be interested to know whether telesales or any other avenue have worked better than others.

Do you use portfolios, what makes the phone ring for you.

Our situation at the moment is that we are neither here nor there, not small but not big and I feel like I am at a fork in the road.

The road I will take will be expensive (training) for little initial reward, but as I see it it will be money in the bank for the future.

If I am correct and I havent looked at your website for a while but you have a few vans and men working for you.

How much of the expansion of your business was down to location and how much to marketing

We have used telesales and have worked, she is a self employed woman, with a good telephone manner, and not a lot of money, if anyone once her number let me know

Over the years we have tried every form of advertising from
telesales, leaflets, yellow pages , Internet, mail shots,
we also have a sales girl who works full time .

I have tried many times to work out what is the most cost effective
at the moment I would say this is mail shots and telesales
we spend an absolute fortune on advertising and marketing
so I am always trying to make sure that we put the money
into what produces the best results

Could not tell you Rob off the top of my head, she knows all about our industry, and works on getting me to quote jobs (appointments) you have to do her a list of companys in your area and if they dont have a window cleaner or are not happy then she makes appointments

When I went to sort the training out yesterday for the team the guy that runs the training establishment runs a confined space cleaqning service.

Seems to have the market sown up on the food side of things, know he's doing well cos hes got the Ferrari & the Range Rover and a top notch fleet of vitos as work horses.

He has a office manager who also seems to know her stuff, a bloody guru in my opinion - she really does know what she is talking about.

She mentioned mail shots and that got me thinking about using them for our business.

What sort of return do you get on mailshots.

For ever pound spend on telesales we got a pound back and that was only small jobs if we only got one big contact (which I did quote) then she would have payed for her self evern more so
