Just had a price question.

I've been asked if i'd like to do a regular clean on 1 show house and 4 houses, all on the same plot, waiting to be sold.
I think the builders clean have been done, as we were approached a few months ago about these, but couldn't fit the extra work in at the time.

What sort of price should i be aiming for? I'm guessing that the show home will need a sparkle every visit, where the other houses more of a general clean.

Do you think its a project that i should have 1 supervisor on with the staff every week?
They are very large very modern 4-7 bed houses. I think a lot of work will be involved in keeping the properties ship shape, with asking prices of up to £850,000.

We would be suppliying all cleaning stuff aswell. I'm getting the keys and meeting with the site manager next week.

We have a 6 bedroom showhouse, worth in the region of just under 1 million.

(Decided not to take one as they were too cheap!!  )

We are charging £90 per weekly visit to keep it dust free.....and to be honest with you, especially as the building work on the site has finished, there is hardly any dust at all in the showhouse. Takes around 2 hours or so to do, and the builders are in the high end of the market and do develop wonderful houses - all singing and dancing.....

This particular property has a vacuum system built into the walls.....very impressive. So i would imagine that this has affected the price i have charged for the weekly clean.

The window cleaning is a seperate price and is done every 3 weeks or so, and we have charged £50 per clean for them.


It sounds like from your comment that there will be a need for the showhouse to be cleaned regularly - some developers want it cleaned 2x a week - however, if only a small site, weekly is more like it. The other 4 houses sound like they need a sparkle clean......and then you may be asked to do an extra sparkle clean the day before their client moves in to it.

Hope that gives you a rough idea and would be interested in other peoples comments and prices too.

I have just had some more information drop on my lap. They think they are being overcharged by their current contractors and if they liked our price they would want us to start next week.

The showhome is a weekly clean, dust/polish/hoover etc sparke it up to look it's best for potential buyers.

The other 4 houses (one has been sold) need a once over and then another once over when the buyer is about to move in. (i'll treat these as sparkle cleans i think)
Windows are to be done aswell.

Large houses, so i'm off to survey on Thursday.

I've said i'll quote on property rather than per hour/per cleaner, that way i hope i'll get my calculations right, i always find it difficult to estimate how long it will take to do jobs and with what number of cleaners.
Does your 6 bed house take 2 hours for 2 cleaners?

Hi Lisa......and good luck on this one

I usually send in 2 cleaners........they can do it in an hour or so between them, but like i said, the property is still clean from the previous week so does not take too long. And it is a small site.......the price is very high for the property so they do not have many visitors comong in and walking around.

Hawever, if it were any dustier etc......it would take my 2 cleaners around 2 hours to do, yes. But the window cleaning was an extra job ontop of the price.

Bit more oddness about this one.
The lady who does the 'showing around' introduced us to everyone as the cleaners. (we haven't quoted and got the job yet)
Also she showed us around all the properties, (they are still working on one of them.) The builders clean cleaners are there, they don't have a cleaning contract for the regular cleaning, and no regular cleaning has yet been done, the manager who asked me to quote said they already had cleaners weekly but she wanted to check the price was in the right ball park. Seems odd, nothing they say adds up.
 
Anyway, lovely large houses on 3/4 floors, carpets and ceramic tiled. show house, obviously more work, as there is furniture and it's been made to look like people already live there, also the 'showing around' lady has her office there and uses the utilty and downstairs loo.

Second house, same as the showhome, but no furniture or nick naks to move about.

third house still being renovated, 5 bed bout 4 or 5 flights of stairs all carpetted, fireplaces in each room to sparkle and dust. no furniture (nearly finished)

Fouth House, still being completed (nearly done) bit smaller than the third house, but has 5 beds, no furniture

The way the 'showing around' lady was talking they wanted ewach property to be cleaned weekly until people moved in, but the manager who asked for a quote wanted a sparkle now, and when people move in i think (with the showhouse being the weekly clean)

Do you think it would be Ok to quote, with the prices if we were to do all houses weekly, and then a quote to show just showhouse and sparkle clean per house price.
to show a bit of flexibility if they want a weekly on all, apparently people who view look around all the properties anyway not just the show home.

any ideas on a ballpark figure we should be looking for? Thinking of 3 cleaners per house, to include microfibre cleaning of the internal side of the windows (finger prin and smuges removal)

Decobwebbing
Buffing surfaces to shine etc inc mirrors and internal glaing.
cleaning showhouse office area /used kitchenette / loo.

I think thats everything.
I don't want to overcharge or undercharge, bout time we got one right.

Could you please tell me how you priced this job as we have a similar one except they are apartments. Like you we want to get this job and need to get price right. Any advice greatly appreciated. Hope you got the job.
