Cheers Kevin.....the floor was floorboarding and from what I can remember when  I refitted the carpet strip I'm sure there was something over the floorboards....have rung him and he assures me he will sort it out......I know him quite well because he was a neighbour of mine......a good plumber but obviously a sh*t tiler.

The problem with overboarding is that whilst it is the correct thing to do, in order for it to work you must secure the floorboards first because overboarding a moving floor is a waste of space as all you have is 2 moving floors on top of each other

Whoops.....well it turned out to be a water leak.....faulty part on the feed to the cistern was leaking very very slightly....you could barely see it leaking he had to put tissue round it to make sure it was.

Great news!  Just goes to show you though, if a small leak was responsible  for changing the grout colours and cracking the grout!  I hate to think of the damage it’s done below the floor!
