I've been asked by one of my customers to clean this floor. Customer has also asked about a gloss/shiny finish. Any tips?

Use a soft to medium brush on a slow speed rotary.  Pre wet the floor and apply PSRP X-Treme Heavy Duty Tile & Grout Cleaner,  agitate it with the brush and then allow it to dwell 10-15 Minutes, agitate it again then flood the floor , extract with a wet Vac , rinse and extract again.  Allow it to thoroughly dry because that grout will take a while to dry ( use a snail dryer to speed it up). Then seal the floor with Miracle 511 H2O Impregnator.  Then apply Miracle High Gloss Topical Sealer

This is an example of an job well done!  Karl your comments are uncalled for and clearly from someone lacking knowledge !  Just because you fail to understand the reason for using an impregnating Sealer in this situation it does not mean others do!  Topical sealers when correctly applied can last up to 5 years depending on foot traffic and maintenance .

Looks good, I've just tried out that gloss product on a Slate sample tile in the workshop.  I applied a couple of coats and I've been really impressed with the shine.

Don’t forget to always apply an Impregnator first.  Even the Miracle Economical Impregnator is fine and it cost pennies.  There are several reasons for applying the Impregnator first:

1.  It saves on topical Sealer by preventing the coat of topical soaking into the stone.
2.  This in turn saves on labour because less coats are required.
3.  The Impregnator gives the topical a better key to grip therefore it adheres better and it lasts longer.

Even with heavy foot traffic when it comes to re application there is no need to seal with an Impregnator again as your topical acts as a sacrificial sealer.  So a quick strip, dry and reapply is all it takes.

Hi Kev,

Great thank you for that information.  I tried out the Seal and Enhance last night, very nice and very easy to apply.

The gloss surface sealant, as it is water based, if a customer had a water based impregnator applied say 12 months ago  can that gloss finish be applied (after a good clean)?

The answer is Yes!  But it never hurts to fly over it with a quick coat of Impregnator first though
