I'd put that those are 'guide prices'

You may get a semi with gutters front & back (obviously nothing one side) and perhaps just fascia on the other.

A detached house (no matter how many bedrooms) may have gutters all the way round or may just have gutters front & back with fascia's either side.
My house has gutters front & back but nothing on the sides at all...

I charge £30 per side to clear them.
£30 per side to clean FSG.
£45/£50 per side for both.
I don't get too many-perhaps 1 a month on average but I don't really want them either.
When I do get them, they pay well.

As for clearing gutters on a 3 storey, i'd want a lot more. Never been asked. I'd want the ladder footed so the customer would have to pay for the mong on the bottom rung

It's just the internet. Try not to worry.
