Commercial Carpet Cleaning..help!

Hi All,
i have a few commercial jobs (carpet tiles) where i always use

Pre Spray- Powerburst or Enzal
Agitation- 150 rpm numatic
Extraction - HWE- Fiber and fabric rinse with my Airflex


I keep reading about low moisture/ bonnet mopping but tried it a couple of years ago and never got the hang of it...could someone point me in the right direction as to what i should use from start to finish (i have 2 x 150 rpm machines, 1 x oreck, 2 x portables) I would like to know what else i should buy or maybe some of me equipment is usable for LM?

Hi justin, just pre vac most important then prespray using with your desired chem not powerburst a chem which can be used with rotary then get some good quality bonnet pads i always dip them then wring out and away you go very easy and good results.

what pre spray would you recommend? i want to try and follow a tried and tested formula? Should i still agitate with a shampoo brush on my rotary? and what bonnet pads? are they the lambswool ones and should i ring them out in an acidic rinse? as you can see i am pretty clueless!

i only use dry fusion but you could use Pure clean, SPM, fusion Clean and you wouldn't need acid rinse just pre vac mix you chem in sprayer then prespray you could use brush to agitate if you felt it would help. Then just mix solution in wringer vessel dip pad and wring out then away you go change pad when soiled all info will be on label of whatever chemical you choose. Also my pads are from dry fusion so cant really comment what pad to use others will help in that department but there's absolutely nothing to worry about no need to acid rinse.

Take pureclean for instance 1 scoop per litre of hot water in your sprayer.
1 Scoop of pureclean in 5 litres of water in your wringer vessel.
Prespray then dip pad in the 5 litres, wring out and bonnet.
Most important when LM cleaning is to VAC VAC VAC.
Don't worry about acid rinse there for more harsh chems with a high alkali Pureclean Spm or fusion clean wouldn't need acid rinsing especially on low profile carpet tiles.

If you use microfibre pads then these can be rinsed as you go. You then only need 2 or I use 4 to give a better soak. You then carry on rotating each pad in turn when he gets dirty.

There is a real art to cleaning carpet tiles... looks easy until you start the job and discover how full of dirt they are and how much soil is beneath them... if they are full of dry soil, you will need to extract as much of this as possible before you get them wet.
If i were you... use a pile lifter vacuum cleaner or a CRB followed by a thorough vacuum using a BS36.
Lightly pre spray a product such as SPM and bonnet using an absorbent bonnet, you may need to deal with spots and stains with a spotter before the pre spray stage.

Experiment on an area first to get a feel for what is required regarding the amount pre spray to apply... always apply the minimal amount necessary... never over wet or you could cause wick back.
