hi just seeing if anyone has a round soley of top end houses. Only reason im asking is i have 2 bread and butter rounds with normal prices for my area and in middle of canvassing a third round. i have the hump with cleaning myself now so want to have an elite round so to speak for myself that would be a joy to work, ie doing 5 £40 houses a day. the problem is getting them as most houses this size and level have window cleaners and no one would be mad and sell this type of work on but i am determined to give it a go if feedback is good. anybody done this and how does it work for you?

This is an interesting thread. I have found a few areas by me with massive detached houses but they all have locked electric gates with massive drives. I would love to learn how to pick these jobs up unless you just hang over the gate throwing leaflets until one goes through the letterbox.

Seriously though I'd love to know how to pick these jobs up.

lol, my leafletter couldnt get in to a gated road so as ironic as it is , wedged a leaflet in the gates ,
same night it happened phone rung:

customer:    i have had one of your leaflets wedged in our electic gates today ,can i please get a quote on our residence.
me: see u tonight m8.

= massive first clean , 8 bed house , 2 connys and gutter hoover.££££££
now a regular at 8 weeks at £40

and im betting i get all the others in due course as they were all out looking at the new windie with all this equipment.
previous windie was trad only and couldnt do conny roofs gutters etc

If I knock to enquire they're never below £40. Cant see the point in getting out the van for anything less.. Its all a challenge.

My minimum charge is £45.00

leave your details with higher end property estate agents,

lookout for houses in affluent areas with recently sold signs and knock/canvass/leaflet

get some light builders clean jobs with property developers

see if you can get some commercial work cleaning trendy coffee shops or deli's in posh suburbs, gets you established in an area and noticed

I have plenty of massive properties near me, they are nice to work on but I find they are bad for business. If one cancels then it could be half a days wages up the shoot.

How do you monitor the sold boards?

in the area Blackheath where i mainly target i have a book i use. i have marked all the for sale houses, i drive round them once a week to see if a sold sign appears, when it does i mark it in the book as sold. then i just wait untill the sold sign has gone and BANG. hit the new owners. it near on always works. i simply say to the customer "hi i noticed you have just moved in, im a local window cleaner and do most on this road, seeing if you want to be part of the round". it works a treat. just time consuming, not quite as good as canvassing but some weekends i can get 4 or 5 new owners on the books which are always good customers so i cant complain. going to do this with big £40+ houses and see the outcome. i can tell ill be doing a lot of driving each weekend waiting for the sold sign to go up in this climate though on the big houses.

How do you monitor the sold boards?

hows about bookmarking some high end estate agent websites with properties in areas you would want to target, keep a close eye on those for sale / driveby them regularly and also look out for any in the area with scaffold on or extensions being built ?
jeez am I stupid or what why hav'nt I been doing this for the last 6 years ? : thats meant to be a rolly eye and not a smiley

i have some runs of larger domestic properties.the problem with them sometimes is they usually have villas in spain or a holiday home in south of france etc and they can disappear for months on end,late paying through BACS/SAE and they can be a pain if they have electronic gates(changing codes or gates not working!).

good to have but not day after day IMO as cashflow is usually not as good as cheaper run of the mill work.i like a mixture of compact cheaper domestic,larger properties and a few commercial.i still have room for very large £100+ properties and when i get a longer pole ill be targeting a few!!

  I have a couple of large properties on my books, but am not too bothered about having anymore.

  I find I can earn as much if not more on good compact estate work, it also keeps the cashflow alot more reliable.

  As also stated, loosing one large one can be half a day or more work gone, loose a £12 house and it isn't noticed in a full round.
