Perfect Round

I know it sounds like an ideal world

But just wondered how many have a round of just well priced big houses, and a nice mix of commercial

I am currently picking up more biggish houses as its all im focusing on and hope to eventually just have these and some commercial

Just wondered if its realistic and if any ones done it , and how long it took you, what methods you used?

Hi sean the problem i find with only have larger houses means you normally need to manage them ie phone calls.texts etc but with smaller houses you can just turn up, i think a mix is very important thats from large order value houses ,normal fronts n  small fronts , along with the right mix of commercial which i will need to work towards soon,

i prefer a mixture.my very compact estate work is good for cashflow as a lot pay on the day and they are easy to collect.my commercial and bigger houses tend to be more SAE and online payments which take longer to reach me so i would say i have the perfect round...........for me!!! ;) ;D ;D ;D ;D ;D

by having lots of 3 bedders on estates i get a lot of conny roof/fascia cleans throughout the year to add extra income.plus xmas tips are usually a lot more than other guys on here due to the amount of customers i have.

of course the bigger houses and commercial are better priced and vary my working days.makes a nice change but dont underestimate humble  compact 3 bed semi work!!plus when you lose the odd one or 2 it doesnt hurt too much!! ;D ;D ;D ;D

My aim is to have a week of just big houses ... the type where you can only do 2 a day and charge accordingly

im using rightmove to find these customers also these type of people work on recomendations as well

been trying for a month so far and not got any yet so slow process

Yes, I dont target £20 houses if thats what you mean. I do get £20 houses but dont go out with a view to pick them up. People see you and ask regardless of property size.


Regarding bigger houses Ive begun to find that theyre not as great as you might think. They have their advantages but disadvantages too.

Number one being, they agree to a frequency and then jump ship when its next due. Ive binned two £85.00 jobs for this reason this year and a £190 job isnt anywhere near what we agreed but Ill probably just sit with that one and wait for the call.  

Getting paid your wedge on the day is nice for a days work.

Turning up and just getting on with your work is nice too without having to pack up.

Pros and cons, swings and roundabouts  ;)

Its realistic if you're prepared to travel or live in Ascot/Chertsey/Sunningdale. Im considering moving my work base about 20 miles up the M3 just in case you operate there yourself  ;)

What methods did I use? Persistence.

i also find very big houses a pain at times.very fussy,snobby and they can mess you about(im on about £80+ jobs).most only want them done when it suits them(every 3 months or so!).look down on you and late paying!unbelievable i know!!but ive had a few bad experiences with some of em.

then theres the electronic gates,phoning/texting the night before then you find they ve buggered off to their villa in the med for 3 months!! >:( >:(

i like 4-5 bedders esp if you get a few in a row at good prices!if their retired even better!!i will take on very large houses but i wouldnt want  to clean these type of properties all the time every day.
