Industrial Builders clean.....

Something i have been considering for a while now.....especially as around my home town - Hemel Hempstead in Hertfordshire - we have a huge industrial estate, and recently there has been a lot of new industrial units built - both office space and the usual warehouse units.....some stupidly huge!!

What i would like to know, is how different are they to clean compared to the housing market of builders cleans etc etc??

Other than the obvious, because they still have windows, the odd kitchen unit and toilets etc.....what specialist equipment, materials etc would you need and what health and safety issues and risk assessments would need to be considered and added to the ones i already use on building sites?

The only major one i can think of is probably in the use of cherry pickers / sissor lifts etc

Is it worth getting qualified and hiring one, or just as expensive to hire one operated by a driver?

I am not necessarily after actual prices (but any given as a guide would be lovely..... ;D.....however is there good money to be made in this line of cleaning compared with cleaning houses? How much per square foot are you able to charge?

I am thinking that this side of cleaning would be a nice change of scene that would run smoothly along with our astablished cleaning of new homes.

I do appologise if i have rambled on a bit here.....but it has been a very long and hard day today....and its only Monday!!

I really would appreciate people comments and thoughts.

The large ware house floor areas are probably just given a run over with a self propelled sweeper. The office / canteen areas would be cleaned  as per normal builders clean.

warehouses are great.

ipaf qualify get your guys or a few qualified, and hire in the kit yourself.

i love these type of cleans, they are really tight deadlines though,

the steel portals and framework are wiped down, protective taken off of cladding etc.

i would rather do industrial builders cleans, rather than domestic home builders.

ps how do i price, based on my historical pricing really, and a full site survey. i calculate kit, labour then profit element.

Thanks lads for your replies.....thought i had done so already.....

Was on site last week and found that the windows on the communal area of my site aould not open from inside....they were fixed. Site gave me the loan of a cherry picker and an operator to do these 12 or so windows.....charged me £320.00 afterwards!!

Mmmmmm - probably have been cheaper to have hired one in myself if we had our own operators. Have not had the opportunity to have a search on this yet, so Martin, what is this IPAF that you mentioned, and how much will it cost to do it? Where do we look for such info. Thanks in advance

nationwide access, ifa aerials for industry, etc etc,

you should be able to do a course for about £170.oo ish

did you not survey the site before the job.

how high was it?

Hi Martin

Was only three storey high, however did a price on the plans submitted before the build took shape. There was nothing to look at.

All the flats we have done in the past we have been able to access the staircase windows from the inside.....live and learn eh?

Thanks for the info on the training, i will certainly look into that soon.

weve got 28 appts in a five storey conversion, job

thats on top of our normal stuff,

cherry picker for the windoes and its a phased handover to the end of the month,
