cleaning a wood floor from a soot fall

any one give an estimate how much it would cost to sand & seal a wood floor 4m x 12m? just in case it won't just mop up, the wood at the moment is an unsealed  bare wood floor with a light stain applied

£25 per m2 at least !

Once sanded, you need to prime it, then 2 coats of sealer.

I would agree with above. If it needs staining or oiling then can be around the £27/m2
