End of Tenancy Cleans

HI All,

We run a small cleaning comapny in the southeast and have just been approached by a letting agency who are asking for us to do there end of tenancy cleans?

Any one got any ideas what we should quote, they are looking for set fee work depending on size of property, eg 1 bed flat, 2 bed house etc, what things do you think we should charge as extras, Ovens etc.

Any help greatfully appreciated.

With EOT cleans a set fee for a designated size is very difficult.  To give an example, last week we performed two EOT cleans on two houses that were next to each other and identical in size and layout.  One of the houses had tennants that obviously did not care about the place at all and did very little if anything to clear when they left.  The other seemed to be very well maintained.  The first took a total of 14 man hours to get clean enough to pass the warden inspection and the second took 6.5 man hours to complete.  As you can see if I was to use the 6.5 hours as the standard I would have lost quite a bit of money on the other.  If I was asked to give a standard quote, it would have to include wording for a standard condition of the house. 

Bottom line is that you would have to be very careful how you word your stanard quote, I am not sure I would be prepared to even try it.  If your quote is a little higher than others but with in a reasonable range they may throw all the 14 hour jobs at you and give the 6.5 hour jobs to the lower quote.

Ah, just down the road then (I was born in Durrington).

You could either stress to the client that to give set prices is nigh on impossible as no two properties are the same (as pointed out)

You could also maybe do prices if they insist by say 'from' X amount depending on condition of property, problem here is no two people will agree on what is normal soilage, where as they may think the oven is dirty, you might see it as absolutely minging, and the letting agents loyalty is to the landlord.

Another way through is to say that you can quote per job once you arrive at the property before commencing work, problem here is that sometimes (more often than not) they have to qualify with the landlord of the TDS before work goes ahead.

Not easy, but I would go into the client and talk to them and be professional thoughout.

Thanks Martin, All makes sense.

I think I will have to try a couple and maybe expect to lose a bit to learn the ropes.

Was thinking if it worked to try and push this type of work
