property management for let houses

Hi
Business has picked up and all of a sudden the phone is ringing ( at last !!!!! ) and work is looking good, I have been asked if i could provide a service to a lady that has a holiday cottage she lets out.

She is wants us to check out and check in people that hire her cottage, this would include checking inventory, cleaning before and after lets, providing a handy man service which we have anyway and generally making sure everything is ready for tenants

Does anyone have experience of this and how do you charge for this service.

hi I would look and price for each clean as some will be worse then others or go for the highest and see if you could get away with it,

As for inventory> if they want a full one ie count knifes forks etc, i would charge a one off set up say £75 it takes hours and letting agents charge a fourtune, then £30 for each check done after each booking ie clean would be £120 plus inventory £150 it sounds alot but a letting agent would charge 10-15 percent of rent per month plus inventory plus clean. per time.
One day I may find the document section !!!!!!

Many  thanks for that, i have just agreed a price, mind you did,nt think they would accept it  as it seemed a bit expensive,  Will see how it goes  8) ???

Its has brought some work in so a big THANK YOU, have picked up a few jobs which is good.

How business with you ? I have been window cleaning, Gardeniing, Carpet cleaning and guttering  cleaning, it certainly pays to be a jack of all trades (But Master of none) ha ha
