email contact advice

if you was sending an email to sell your companies services to another company that you havent dealt with before, how should it be addressed, dear sir / madame, or a simple hello, or something better. Also if you was to recieve an email as above what would make you want to contact the company, look forward to your replies,

Call up and ask who the Facilities Manager is.    Then use it.
