best explanation for sash problems

Certain sash windows just not coming up right the ones with dodgy paint work or dodgy woodwork seem the culprits ,

i normally say althou 1st cleans are normally flawless a window or 2 where the paint work or wood started chipping may show a little bead which should flush out, but this particular window is always leaving such a noticeable bead.

whats the best way to describe this? because i want to say i can not be held responsible for this problem ,pure water can not streak , therefore you have a problem with your frame work .

i wana word i correctly forgot what its called when the water mixes with the paint work too.

the simple fact is mate if you cant satisfactory clean the window using wfp then trad them.some windows will just not come up good no matter what we do.with trad theyll come up clean with no runs.if its at height and virtually impossible or dangerous by ladder then theyll have to put up with a sub standard job.

best way of cleaning sash windows and/or wooden flaky paint windows if you are going to use wfp is simply  clean the glass only and leave  the frames and when rinsing make sure you dont splash the top edge of frame.do all the top ones first then make sure theres no drips before cleaning the lower sash(make sure its shut as well!! ;D ;D).

thankfully ive only got a handful of customers with sash windows.

painted frames that mix with the water are oxidised.the sun makes them powdery.if you give them a really good scrub first time(if upvc)they can come good eventually.if its wooden oxidised frames then i would trad them as theyll never come up good with wfp.

thats why its important to be able to chop and change between trad/wfp IMO!! ;) ;D ;D

I have a few of these and made a point of showing the owners by running my finger down the frame and showing them the paint on it,and then explaining that this where the marks are coming from i now trad them and charge more, one is having them painted this year so i will be able to wfp them then.
Im not scared of heights, just falling from them.

Scrub the window normally. Do the non problem windows. Go back to the problem window when it has stopped dripping. Turn the flow right down and position the jet so that you run along just underneath the culprit frame and rinse gently.

Sorted.

Next visit don't do the culprit frame just work a fraction below it.

Then after a few months do the procedure again.

But explain first they have a prob with flaky poor paint and that you can only do so much.

Don't trad unless it is possible from the groung - it is their problem.
