Frozen Pipes.... But In The House
« on: December 21, 2010, 11:54:23 am »
wonder if anyone can give me some advice on what to do. woke up this morning and went to make a brew and nothing came out of the taps. strange.
heating been on all night on high, like it has for the last 3wks all day and night. rung the letting agents and they said not alot we can do, 2days wait for a plumber. put a hairdrier on it she said. on what? i said. the frozen pipes, she said.   ::)
where will they be then? i said. under the sink, she said. oh.. ok
put my hands round the pipes that i could see and none feel cold enough to be frozen. so i got the heater from the van and stuck it under the sink for half an hour on full. pipes were warm but nothing coming out of the taps. i'm at a loss what to do cos the toilet wont fill back up and i still haven't had a brew yet.
i spoke to the maintanence chap at the mrs's work and he said it could easily be the outside tap frozen back to the cold feed.
only thing is i cant see any pipe work because of the kitchen units. the outside tap is under the kitchen sink window.

my RO sits under the sink unit, so no water getting to the RO either

what do you think?

please help  :(

(i'm that stuck i'm posting to all forums)

If the header tank is in the loft that might be where your problems start. I only know because we are having a new bathroom and had this conversation yesterday, with the plumber - about a property he got called to.

You have probably drained the system but I may be way off the mark.

This should not be in window cleaning topics!

A few houses round by me were without water for 2 weeks last year. The pipes under the pavement outside feeding into the house froze!!

I doubt the problem is under your sink,.. maybe its in the attic,.. most likely its outside though.

got a combi boiler next to the kitchen sink.
letting agent said everyone in halifax has got frozen pipes. i said my neighbours haven't now where's the plumber  ???  she said there's still not alot they can do as its a natural phenomenom.....
landlord just rang me back and said the main stop cock is in a panel by the front door. so i've got a hairdryer on that at the mo. cant see what good it'll do, cos they certainly dont feel like they're freezing. cold yeah but not like ice

On older systems with a header tank, the header tank usually supplies everything except the kitchen which comes direct from the mains at mains pressure. That's why you shouldn't drink from the bathroom tap in these systems.

Which is also why you'll  get better pressure supplying your RO unit direct from the mains.
