Cleaning for letting/management agent

Got a call today to quote for a full apartment from a letting/property management agent,never done this sort of quote before,should I go in with the usual prices that I charge or should I give a cheaper price in order to get the job.
The place will be empty of furniture so that will be a bonus and save time.
Basically do you guys do this kind of work any cheaper than domestics

Just go in at the same price as you would normally do wayne..

Dont fall for the if you do it cheaper this time il give you more work either ;D

Hope they have lifts too as its a long way up the stairs with your gear..

It means more dirty eot work on the cheap  :D

Go in at your normal price mate or even higher. EOT's are usually where you'll get the most trashed carpet and they always want it looking as if it's brand spankers!!!!

I had one letting agent that was actually disgusted that I was charging more than the average wage when I priced a job up >:(

They can be proper 'b heads!

EOT normally the cheapest and hardest work you will do   EH How does that work. try not to do many i like getting me tea and cake

Well I was going to start a thread today about this and like Richard says it's low price trashed carpet work. I don't mind either, what I mind is they cancel at the last minute (got someone even cheaper) and although they want it done like yesterday, they don't want to pay afterwards.

Had one call today, told them, told them to go away.
It's not expensive, you just can't afford it.

sorry to be diff guys

EOT's are good regular work, got 3 agents that use me for all there work and get 5 or 6 jobs a month, easy cos there empty and yes there usually trashed but there no different in procedure than a clean carpet just a bit higher psi and extra prespray, i go in cheaper than usual cos if they use you regularly your basically getting the job with out spending money on advertising. i still make good money on them and wouldn't do them for peanuts, i'd say about 20% lower than usual but then there empty so time wise its probably the same price.

not saying i'm right, just giving you my perspective.

Wow, going to find myself agreeing with Derek  :o  ;D  .... I haven't had a huge amount of them yet but the ones I have had I have enjoyed for that reason - no furniture on every occasion.   I love cleaning a carpet in a room with no furniture!   Not all have been trashed carpets either.  One was, but two were just mildly groggy and one was absolutely fine but had a huge stain in every room! ...... They buffed out in seconds so that was a good job!

Personally, I think they're good valuable work.  On one of the ones I did, he asked me if I done general cleaning and whether I'd do the kitchen and bathroom as well as the carpets in a 2 bed flat.   Happy to oblige.   Yes of course it was hard work (6 hours total) but £350 which I was happy with.

Another one agreeing with Derek. I do work for several agents, the quality of the carpets varies from agent to agent, as does the quality of the tenents. Some can be a lot worse, but as has been said, usually no furniture, nobody about to get in your way, keys for flexible access times, and a regular-ish flow of work, averaging 10 jobs a month since March.
If there isn't enough time to do the job right,  how do we find the time to go back and do it again when the customer is not happy ?   Do it right the 1st Time.

I'll agree with Derek. If this mornings approach comes off then there could be 20 jobs a month to be done and looking at their portfolio nearly all of it is quality housing.
The previous lot used to go around what furniture there was and do a p-ss poor job at that too.

good regular work and a huge buzz seeing the end result.
letting agents do expect cheap prices cos they add there bit on top.

Like a lot of issues with regards to our line of business, they tend to be geographical.

When I find a decent, honest, respectful and quick paying letting agency..... I'll kill and stuff them and hang them above the fire place ;D

I currently work for 3,Cambridge has a lot of students so they keep me busy.
As far as pricing goes,i charge my normal rate +10% for one,to cover the 10% they take off me.
1 i charge normal rate,as they don`t take anything.
And the third one i have to knock say 10% off,as have been working for them for 5 years.
Between the 3 of them,they keep me busy in the quiet parts of the year.
Don`t mind working for any of them,they all know the limitations of the cleaning,picked up the latest one as i e-mailed them after a job,which i was not happy with,just to say this is not the normal standards of my results.which they were fine with as they had asked the tenant to leave !
Jobs go from one end of the spectrum to the other,some are spotlessly clean,some are minging,but i charge accordingly.
The short notice can be a pain sometimes though,was planning on having this arvo off,but got a call yesterday,saying they need one doing before Monday,so doing that today now

I only do work for one letting agent - and he found me, I dont search out let agents.

The business that does the general cleaning for the let agent I do work for contacted me on Wednesday. He has seen my standard of work and said he is doing a job today (Fri) and needs a carpet cleaner.

It was a modern flat on the first floor. Lounge, 2 beds, and hallway.
The price I gave was £5 more then I charge my usual let agent. Note - the charge to my let agent has been the same for 2.5 years, so due for an increase very soon.

He came back to me after talking to the his let agent, and asked could I do it for £20 less.
I said no.
He asked would I split the difference and he (the cleaning contractor) would pay that money.

This would mean I would be doing the job for less then I have been charging my only let agent for the last 2.5 years.  Would that be fair to my let agent??
and what would he think if he found out??   (and it appears they do chat amongst themselves)

What would you lads have done????

No furniture, and nobody walking around in the way and asking questions or telling you about their life every 5 minutes. Bonus. I say I will do the hall for free if not too big. Seems to work.

I agree with Derek regular "bread and butter work" if thats what it is should be discounted
