Ok, looking to move into a business unit for about £300/month.

But as i understand it you need to pay business rates.

Is there anyone here who rents some business property know how this is worked out or can advise how much it might be for the year?

you might be eligable for discounts from the local council, you could try renting a barn etc from a local farmer for a cheaper alternative

find out what the rates r first, as you usually have to pay them in 2 payments a year, and can be expensive

the letting agent should have an information on what the rateable value of the property is
you can get small business rates relief from your local council

I used to have a small industrial unit of some 400sqft. It cost £300 per month for rent, then I had to pay for the water (on a meter), the electric at £18 per month as the standing charge was 40p per day!! The landlord charged me £40 per month insurance for buildings and contents. The rates were based on the rateable value for the premises (higher if they are in a good area or new business park). Full rates were £150 per month but I go a 50% rebate for being a small business and just moving in from the Council.

Total cost per month was £433 per month - That's more than 50 semis cleaned per month.

Now I have a corner of a barn and my garage costs me £60 per month.

Although its not an exact figure a good rule of thumb for the rateable value of a commercial property is 50% of the rent.

As your rent is £300 per month your looking at rates of around £150 on top of that

thanks for these replies.. thats what i thought.. £300 was do able but near to 500 a month is not.

So i have settled for a storage container MUCH cheaper! at £25+vat a week. Moving some stuff in later today
