EOT ???

Hi

I have been reading all the posts and all your q&a have helped me enormously (Thanks ;))

Now I need some advice...please :-\   

I have been cleaning domestics and holiday lets for 2 months now and have also done 1 eot.

But... I went to see a 3 bed property today. And its bad...and I dont know what I should be quoting.
Can anyone pleeeease advice me approx?

The 3 beds all have a large amount of junk to be cleared and a dbl bed.
Lounge has junk plus huge desk and sofas.
The fridge and washing machine needs disposing of.
Carpets need pulling up and disposing.
All walls need washing down and the bathroom is breeding mould!(you can imagine the rest of the house)
Fleas everywhere!
The garden is approx 150 m long and 40 m wide and grass to your knees, its huge (they have asked if I can arrange for this to be done)
I know someone who will remove all the crap but what i need to know is approx what would you quote for this.
All in, for the Clean, Rubbish Removal, and Garden.

The house is in a real bad way too.

There will be 2 cleaners, myself and someone who helps out casually. The removal guy and I have my brother to do garden. I am in the South East area.

I am feeling quite daunted by this but would like to tackle this for experience and confidence as I know we do a thorough job.

Whats your thoughts guys. ???

It's a distressed (void) property, slightly different from an average EOT.

Thanks very appreciated guys, I too have been scratching!!

I have quoted £1150.00 as EA just called and needed to know,
I havent a clue wether this is too high or low so ive jumped in the deep end!!! :-\

Thanks Martin, I will def be calling through the week with 1 or possibly 10 questions!

Any tips or advice are welcome and needed!!

Anyone feel free to comment on my price so I can learn from this.

Hi Louise

Don't be afraid to ask questions about the previous tenants

Were they drug users, disabled in any way, on any kind of medication?

You will need to spray for the fleas before any work starts, clear either the bathroom or kitchen first and clean it, this way you have access to toilet and washing facilities.

Look out for rat/mice droppings.

The start at the top of the house and work down.

price wise, tough one as I'm not there on the ground, but maybe would of gone a little higher at £1300-1400, you will always come across extra things and it always takes longer than expected.

What happens with payment, do you have to wait for these sort of ones??

Hi

depends on the client, usually with that kind of figure they get it from the landlord or tenants deposit + landlord makes up the rest.

Some pay immediately, most will pay 2-4 weeks on average.
