Rob,
Have you tried Clensan mixed with crystal green to clean and sanitize in one operation always works a treat for me in this type of environment.

chased a rater scared tom cat out of my kitchen on wed, and it wet itself quite badly all over the window frame and sill. Craftex urine neutralizer  ( which was on the van)  sorted it out a treat including me who got sprayed as i manhandled it out the window.

It worked so good I got my ration book stamped that night so it must be good gear!

How are you using Zybax ? Its meant for continual use to keep the Zybax bacteria in control of naturally occuring bacteria that cause the smell. A one off treatment is doubtful to work and the stuff is expensive.
If you want to carry on with this type of product as oppossed to bacteriacide then try Microclean by Bio-productions.

they don't have their own website, I heard they are worshippers of Beelzebub and shun all modern technology,

you have to order through John site

PS John Kelly is better he can tell you want you need if you tell him what you want it for (he is an ex carpet cleaner but he was no good at it) he knows the product line inside out.
