Missing new builds.

Hi again lol.

i know i know, and im off to bed now, ;)

but what am i doing wrong?

each time i see a new small estate of houses being built , i keep my eye on them, leaflet drop, prob when the builders are still in  ;)

i leave a bunch of leaflets with the receptionist to pass on when she sells each property,

i then go back when people start to move in, door knock or drop more leaflets,

but i never get any.. never!

is it because my leaflets show wfp, or do you think they take the window cleaner they have always used to the new house?


the windows are filthy, yet when i steadily return periodically, hey presto, they all have w/c,s......

baffled!

If all windows proper dirty, they are unlikely to have one already no matter if they bung anyone. make sure they are not housing associations or similar. They tend to have less cash available and besides if it's still not fully completed, no point cleaning until builders gone.

You could try reminding them that if it still building site, site manager best person to talk to before tenants move in. He will need then done as new build cleans if you do them.

Alternatively, remind potential customers that site manager should have fund to pay for cleaning occupied houses until work finishes. He should also pay for any other custoers near by who are affected by his dirt from builers.

It'll be the finishing foreman, site-manager will be long gone by that stage.

Just keep trying. You have to remember that if people have just moved in they have had a big expense to do so and window cleaning may be the last thing on their minds!  Housing association sections may well not want a service, due to obvious reasons. The builders on some sites do offer a now and again wc service to people that have moved into areas still affected by the dirt and grime from the site. Yes people do take their old wc with them sometimes, so that could be a valid reason and no, showing WFP on your leaflets wouldn't matter that much (in my opinion), but may give the impression that you will be expensive, why not just advertise window cleaning service and explain methods later. Once you do get some luck on one of these sites and that is what it usually comes down to....you will wonder why you ever worried about it ;)

I am actually sub-contracted to a cleaning company, they do the insides and I do the externals, so your best bet is to find out who is doing the house cleans, have a word with them, some of these cleaning contractors don't have the equipment or time to do the external side of it and quite often subby it out, if you can't see them on site, ask the site agent.
There also getting a little hot on H&S now, so its boots, hi-vis jacket and safety devices on your ladders.

Telling me Jeff i got 5 sites on the go at the moment you cant move with out a H&S Guy telling ya "you cant do that, do this"

I have done really well in the past on new builds. I gave them a price and told them the first clean was free. Other cleaners thought I was mad working for nothing, but in reality I was only doing about 4 or 5 free ones a month as they were completed. If you were to buy some really compact round, you would be very lucky to get it for the price of the first clean.
Most people are decent folks, and that free first clean makes them feel obligated to you.
It worked for me and I would do it again.
Offer to clean the show house for the information of when the new owners are moving in, and get them to post your card with their information pack. Dai

yes i will try your suggestions, i have offered to clean show house and reception in exchange for passing info on, but they say they have their own guys etc...

i will keep trying :D
