Hard wearing floor polish

I've been using 'Uno' a high metal based polish on vinyl and terazzo floors. The problem is, despite 4-5 coats, it doesn't last long enough despite daily maintenance with spray buff/ restorer and a scrubber dryer passing every few days. The type of clients include a department store and a school.

Has anyone got any recommendations for a longer / harder wearing polish, please?

Just read this.

Can I ask what is not lasting long? Are you referring to the high gloss finish, or are you saying the polish is wearing out.

Although there is differences between brands, there isn’t that much difference, most are very resilient.

The clue here might be the "daily maintenance with spray buff restorer". What are you doing with it exactly? Are you carrying out a full machine buff every day, or are you adding/using it as a cleaning chemical in the mop water?

I was wondering if Happyeater has fallen into the trap of using too much maintainer!! Its usually diluted at 50-1 and gives best results at this low dilution rate, it sounds to me as if he is trying to make the polish last longer by increasing the amount of solution used.

Also as DP says, the chemical in the machine is stripping the floor, I've had staff that have even managed to strip a floor using MP9.

Looks to me as a classic case of over-chemical use.

How long is it actually lasting for and what colour of pad is being used for the maintenance and what speed of machine are you using?

Yup, that is where I was going with this "over use of product" or over maintaining, really it has to be one or the other, but unlikely to be the polish itself, unless there is an issue with this particular one that I don’t know of.

We have recently taken over large toilet blocks in a company whilst the in house cleaners are allowed to focus on the offices only.

The floors have been maintained by the in house cleaners for about 20 years. When we took over we were instantly commended on how shinny the floors were and asked by all (including the cleaners) what our secret was.

The answer was simple "nothing" just water and a drop of disinfectant moped daily. The problem was that the cleaners had been constantly overdosing the mop water with maintainer. There was gallons upon gallons of the stuff everywhere.

The difference was remarkable. We neither buff or have ever re-polished, yet the floors gleam every day.

This obviously isn’t the case with every floor in every area,  just in this instance it may well have some relevance.

A&J come back, I wonder what  A&J stands for? "A" for Arthur no doubt and "J" for............Jufsrdegdyfyyffosasapm  no!!!

No not really when you think about it, all the people that argued with them are still here aren’t they !!   ;)

Anyway its no true A&J and CMS seemed to be managing very well all by themselves without me.

What a terrible thing to say, I’m wounded  :'(

Maybe AJ and CMS have met up in Dullsville where one asks stupid questions and the other gives rubbish advice, they are a match which Cilla would have been proud off  ;D

I really do think that is uncalled for!

may i remind the pair of you that these forums are for asking stupid questions, questions many find themselfs asking themself everyday, even the likes of you 2 & me.

we were all beginners in this game once, and you never stop learning!

i have refrained from this CIU forum for a few months now,  WHY?

it has become a very nasty place to read postings, which are frequently spoiled by a few unable to be nice and civil.


A & J & CMS have in the past given myself and many others helpful advice, and i for one thank them for this.

CMS is no longer on this site, so please do not slag him off,when he cannot defend himself.

let us all have a happy forum again, where I can be the STAR PRATT and ask  as many stupid questions as i like.

Hello Lynn, like the new picture, it must be 15 years younger than the last one   :-X

2 points, both DP and myself do post good sensible advice, you only have to look further up this very thread. The more hostile replies come when people ask the same question over and over, its the same on every forum throughout the world.

Second, you claim you have refrained from using this forum for a few months, you were active until 25th April, today is the 17th May, you must have meant a few WEEKS ::)

You also have a little way to go yet before you are the Star Prat, thats my crown and you'll have to challenge harder than that before I give it up.

AJ is still around, no doubt he'll be posting again soon, Karl left on his own accord for reasons only he knows, I thought he was OK, but can see why others had a small dig at him. It looked to me like he scurried with his tail between his legs.

Glad to hear they are alive and well and living on another forum together, apart from the name I gave my post wasn't that far out then.

Hi again. Thank for the advice everyone. We use the 3m high speed pads and spray buff with restorer and have 'Arrows' Servo Scrub in the scrubber dryer. The buffer is a 1200 rpm walk behind type.

The 'too much' restorer may well be what the problem is. I'll investigate what the team is using and the dilution rates.

hello there happy eater

another thing that you could use instead of floor pads is a burnishing
brush this often gives a better finish to the floor, especialy on uneven
floors.

the maintianer i use is evens clean & shine mixed 75- 1
white flloor pad just befor it drys then sometimes the burnishing brush
just to give a deeper shine

has any body tryed over drive from butchers yet ?

Hi Happyeater,  Floor care and floor maintenance is a big topic, so I will try to keep the response short, if you want further advise please contact me off line for a general discussion.

4-5 coats of finish is not very much, the polish will not give depth until 4 coats and you should aim for a minimum of 7 coats, the floor finish should provide traction and should be well maintained.

Always dust control before you begin your maintenance program.

Your scrubber dryer passing at about 400 rpm and with a non complimentary product is probably wearing the top coat away, and I would guess that you are down to the tile in some places, use a 20p piece to test the depth in the high traffic and against the edges, scraping about 1 inch in each of these areas.

Your buffer (1200 rpm burnisher) should form part of the maintenance program, I use LiquiMax From Buckeye in the USA, importing it directly, it has an 18 - 36 month strip cycle, Microabrasion resistant (Scrubber Dryer damage), Self-levelling when applied and maintains without ridging, does NOT powder when burnished, does NOT yellow over time I have found that a good product will save money and provide the best results in the long run.
