HELP HELP HELP PLEASE!!

Afternoon everyone, i have been ask to put a in quote for the block of flats shown in the pictures below.

I do not really know where to start cos it is not a straight forward building as there are balconies every where which they want cleaning both sides and the doors to the balconies too.

I need to put in 2 quotes

Quote 1 is for a builders clean (never done one of these)
Quote 2 is for a 4 weekly clean

Outsides only

What would you guys quote please?????



















I was thinking Builders clean £250-£300

And the 4 weekly clean at £150

Any help much Appreciated

Builders cleans are hard work and you usally have to remove paint from frames which is very time consuming!

I would price you regular clean at normal price and for the builders clean up to 6 times of you normal price.

How are you planning to clean 'behind' the balcony glass and the bottom of the doors?

I have done a few builders cleans now and underpriced them all >:(

The glass might not look that bad but once you go really close up then it can be a different story.

I personally think 250-300 is way way too cheap.

You really should try and aim for £500 for the first builders clean.

I think your price of £150 is ok (ish) I would crank it up an extra 20 or 30 quid.

i will give you a price for each picture


1. £6 for normal clean, builders clean £30

2. £15 £60 , thats only the ones i can see clearly head one about 12 windows i can see

3 £8 £40

4 £12 £50

5 £5 £20

6 £20-25 £50-75

7 £12 £50

8 £12 £50

9. £25  £100

SO IN TOTAL fOR Insides at out every 4 weeks £250 builders clean and around £400-500 for builders clean

or give them an hourly rate, then you cant go wrong

I havent managed to price one at enough money yet :(

Those balconies look very nasty to get into to do the backs and the doors as well. Personally I would turn this one down but each to their own. £600 at least for the builders clean if you really want to do it and thats probably too cheap. Also be VERY carefull about already scratched glass. Give the client a method statement as to how you will go about removing cement, mortar etc.. anything that could scratch the glass and if you see any scratches at all stop work and report it immediately BEFORE you do the window.

Best of luck with it if you really want the work though.

Cheers fellas so far.

I already clean the offices and another block of flats for this company, so don’t want to turn it away. They also have another block of flats being built on the water front down here so I should get that one as well, this company could bring in a lot of money for me so I don’t want to scare them away by pricing top end prices (if you get what I mean)

Your prices are WAY WAY WAY to cheap,balconys both sides aswell each time.Personally i would have to look at it up close,like i say i couldn`t give a price for a builders clean without looking but i would say that the regular 4 weekly price would be more like what some on here are quoting for a builders clean,that`s not a straight forward job with balconys etc i would think it through,if you give them the price you`ve stated you`ll get the job and then hate doing it.

I think £125.00 monthly or £150.00 bi-monthly. Agood price for monthly.

Build clean is a different storey 1 int & ext plus all mess left by builders. I would say minimum £600.00, dont forget you are charging upto £150.00 just for the outs.

I work normally on x 4 for build cleans.

I wouldn't do the windows on a builders clean for anything less than £30 an hour. Stipulate that with the builder i have yet to have a problem using this method.

Firstly you will need MEWP as you cannot do a builders clean with WFP, there will be cement and all sorts ground into the sills, frames etc.......

You need FULL Risk/Method and Safety Policies/Assessments

Secondly your price is very low indeed. You should be looking at this job and thinking along the lines of 2 men 3/4 days.

Remember you will need to look at access for your platform on the outside and also will the builders permit you to work off steps or ladders inside? I see the stairwell is quite high? Some building contractor will only let you work off scaffolding or low level platforms so you need to ask this first!

Builders cleans are so much more involved than straight forward window cleaning. You will need to hoover out the gullies in the windows removing all the plaster and cement etc...

You MUST get each section signed off and finished otherwise you will be asked back time and time again when builders return to do their snagging. Make sure ALL SCRATCHES on the glass is reported immeadiately and DONT clean the glass untill the foreman has noted the scratches otherwise your find a nice big bill when they blame you for the damage!!

I would look at charging £30 + per hour per man. Don't be frightend by this price, remember its a bloody hard job and lots of problems can arise from this. Builders know this and if you went in at £250 you would be hanging yourself.

Be warned, it looks a nice job but go in with your eyes wide open for ALL possibilities!!

you guys are mad.

Builders clean - £1800 minimum.

regular clean  - £200

trevor is right, there are so many things to be wary of with this job.  Getting each section signed off is crucial - good advice trevor.

One thing for sure is the windows that are around the render are could be Sh*tty but the bits around tiles and the rear section wheres its all glass should be ok. I do biulders cleans on a regular basis i would allow  2 1/2 days so got to be looking at aarounf the 650 mark. These guys who are saying £1800 are having a bubble No Building company in the world would entertain that. Personally i dont think they look that bad. Find out if the window were put in before it was rendered up etc.

Also i see in the pic you reflection of you taking the pics wheres hard hat and viz?  ;D ;D

Cheers everyone for your advice i think im going to give the builders clean a miss, the phrase diving into the deep end springs to mind.

Not the simplist builders clean to start of with.
