Tops of frames (inc vents) Or just glass?
« on: January 15, 2007, 06:30:20 pm »
Hi all,

I am so confussed!!!!

Every topic I read, the question of "do I do tops and vents, or just the glass?" seems to appear.

Now, I'm still not sure what to do myself???

Sometimes I find that when I do the whole window and top frame the results are poor and water starts running down long (days) after I have left, and other times the results are good?

Everyone will have a different oppinion on this one but I would like to hear how you all get on with this and what you do to overcome any problems you have with runs/drips.

its simple, why risk doing the top frame? be like me, be smart! avoid them at all costs!

although imo you will need a rectangular brush & pencil jets to join the pro's. oh- & plenty of skill.

i avoid them

2 reasons, i didnt do them when i was doing it tradional AND i hear nothing but issues with tops and vents

so why bother

its easy enough to just do the top bead

When a new job comes up I dip my brush in some water with gg3 in and scrub the tops like a madman. Then rinse like a nutter then rinse a little more.  Then I do the glass.  The next time I come to do the windows I know they are going to be pretty clean.  I have had no complaints so far and I always mention to the customer that there may be a slight chance of spotting from under these vents for the first couple of cleans.

I'm the same, i have had no compalints, i done a load of new work today and had them awful cheap white UVPC frames on some with the dopey ass big vent at the top, when scrubbing and rinsing you can see the black s*it just oozing out, rinse as much as possible until the water looks clean and explain if the customers in whatsgoing on, if not leave a note, see how many complaints you get, i don't normally get any

I have done our own windows with wfp now for 6 months! We have wooden double glazed windows and all have vents at the top. I know you guys will think this is sad but I clean them roughly every week :-[

6 months =  24 weeks

24 weeks = 24 cleans

I have always cleaned and rinsed the top vent well and sometimes the windows come up spotless and other times I get a run of white spots >:( Why is this?

One night I was sat at the computer (as I do most nights, on this ever more addictive forum) and I just looked up at the window in front of me to see a run of water trickling down the glass from the top bead! Now this window was cleaned about a week before the run! In the morning I went to have a closer look at it, and it had dried leaving a mark! Very annoying >:( Why is this?

cos' the vents are full of dirt and always will be ( to some extent). you could spend all day scrubbing & rinsing them just for it to drip out leaving dirty runs on the glass later. take a vent, any vent wether in a window frame or not. by the very nature of its purpose it will always fill up with dirt, & that's my point, you may think you've rinsed all the dirt out, but later in the day when it drips??????

i had to learn the hard way, complaints and leaks etc, that top frames with vents are best left well alone,it is possable to clean them if you are very carefull and realy take your time with them on every clean, but we are supposed to be earning money, something you wont do much of if you keep pi***** about with vents all day.

top frames with vents--- leave them alone

In general I always clean the top of the frame, but vents are a different matter, where possible I avoid them, I still do the top edge of the frame where the glass meets the frame that is, as the vent is above that again.

The other thing that affects things is the good old oxidised frames :-\

First time around I'll do the lot (but not the vents if they are also there) just to get everything looking spic and span, but it means going bck over the windows a 2nd time to clean the glass only.
After that I'll leave the top edge alone...

I always do the top frames unless there are vents.  When there are vents, I just do the glass, sides of the frames, and sills.
I do have a couple of jobs where I've never been able to do the top frames due to the danger of dislodging tile hanging above the frame.  They seem to come up just fine so I wonder if it is really necessary to do the tops.

I always do the top of the frame.
Like already said after a good scrub and rinse the vents dont give too much of a problem.
So far no one has complained so i can only assume everything has come up fine.

Doing the frames is a big selling point for me as only a couple of w/c's where i am clean the frames. Most w/c's where i am are Traditional and the amount of people who have changed over to use me because their w/c won't clean them is where most of my work has come from.

I always cleaned the frames when i was just Traditional so perhaps thats why i've not had too much of a problem.
