Spittin' nails twice

Hi folks,

just want to find out what you would do !

Private landlord called me monday evening, could I clean his flat next day urgently for new tenant. I said would try to get there if possible, so cut my morning job short, & rebooked to finish next week.  I get to this flat & plumber there with sink out, & gear everywhere.  Not two yds of carpet clear to clean. So went away not happy.
This morning exactly the same scenario at another flat booked from Letting Agent, another plumber stripping the kitchen.  Looked like a bomb had dropped.

I'm thinking of billing both jobs a minimum charge, would anyone else do this ?  and would you expect to get paid ??

I am afraid this is usual with letting agents. I used to do work for 5 or 6 when I first kicked off. I now only do a little bit of work for one and wouldn't touch the rest with a barge pole.
However it can be a good income stream if you can put up with the hassle. Best thing to do is to have a face to face and lay down a few ground rules.

Hi,
I deal with about 6 or 7 agencies and they are all pretty much the same, i've found the key is good communication!

I always phone before i go to make sure, the place is empty, there is electric and water and the keys are available,  because things change all the time and sometimes they forget to tell you , until you turn up. ::)

That said i've always found if you do a good job and are a bit flexible then all the work will come your way! 8)
