Letting Agent Payment

Hi All, I will be contacting the letting agents next week but wondered about payment! should I ask for payment after each job or should I invoice them??

James don't ask for payment after each job, you simply won't get used at all or dropped very quickly.

It depends when the rent is due as to when you get paid, just get the invoice in ASAP so you get paid ASAP, also some take 10% of your charge...

What Martin says is correct. I work for six at the moment anc had to wait six weeks for the one but as they take no commission, i don't mind. A lot of them wait until a tenant is lined up before they have work done, so don't expect a sudden influx of work to come in or a vast number of jobs handed to you on a plate.

Treat it as a bonus supply of work and don't antagonise any of them. Regarding receipts i made a receipt book with a double copy system and i write one straight away to give them when the keys are returned.

As a matter of course, i always take a digital camera asrust in some properties you will see very dirty carpets and these can be useful for your own portfolio or should you not get paid. I take all letting agency work on trust and have never not been paid. If you offer a no hassle service to them you are on to a winner.

Hi,

Payment can be a problem i do work for 5 agents and one of them is a very large company that only pays after 3 months. The others are very good payers and usally recieve payment within the month.

Just be carefull a lot of them want you to work for nothing.

I know of one chap who charges 12p a square foot! :o

i get some work from 1 / ive been round all the others in my area  time after time but just dont seem to get any work :'(

One of the companies I work for pays straight away knowing that they are going to knock it off the rental next time round. This is very efficient dont you think. I only give receipts here. They charge a standard £15 comission.

Letting agents can be a good regular source of income if you look after them properly, but expect to wait 2-4 weeks for payment (which although everone would want paying on completion is not a problem with me). I generally charge the same amount as domestic customers
