If anyone can be bothered/ would take the time to provide me a list of exactly what is required/ Is expected in an EOT clean id really appreciate it.

Also any advise on suppliers of cleaning products?

Ask yourself what you would expect a house you were going to rent to be like. Would you expect any of the previous tenants dirt anywhere, would you expect the shower to be clean, oven to be clean, dust anywhere, clean carpets etc. I also think it should smell nice and fresh which is common after the house is throughly dusted and the carpets are cleaned.
I get a professional oven cleaner in, I clean the carpets and the missus does the rest usually. I use spirit of salts on the toilet bowl and dettox mould and mildew remover in the bathroom. I use enz all, F90 or liquid high heat depending on the carpets. Ozone if they had pets or smoked.

"TOP TO BOTTOM AND LET TO RIGHT"

This basically translates to entering any room and starting at the top(ceiling) down to the floor and across from left to right.This way no item of furniture or fixtures and fittings can be missed.If this fails and it shouldn't its by choice, see the list below:

No I don't mind going public!So here goes the pricing:

EOT cleaning:

1 bed property rom £120-200+VAT
2 bed from £200-300+VAT
3 bed from £300-350+VAT
4 bed from £350-400+VAT

These are merely guidelines and can vary greatly especially depending on the overall size of the property and the state of cleanliness at the point of cleaning.You will also need to take account of the local market and what the competition is charging.

We've just finished a 3 bed detached house. Just a basic clean  Two 7 yard skips full of rubbish, every carpet was more or less ruined as they had locked dogs in the rooms and they tried to dig their way out, one of the showers was full of polystyrene beads - properly full. The other shower was black where her hair dye has stained the limescale  That as you could imagine was a state but we did that for £500 plus the vat and made a healthy wage from it. I price them at £50/hr for the carpets and the missus at £10/hr in the trade or £12/hr for joe public

Good point you need to take into account rubbish disposal. My mate takes his down to the dump in boot of his car he should know better as like me he is a local Councillor, and i tell him he should really have license , or pay to get me one and then use my van

My mate likes to offer a complete service but he is doing it on the cheap for tight landlords.  I just clean the carpets but I have got to the stage where if they are a cheap carpet that has a hole or heavey staining i say dump it  and buy a half decent carpet thats worth cleaning

When getting a quote it is always good to ask about whet your EOT clean will include. The cleaning company may provide you an EOT checklist and if it does not include some areas you like to have cleaned, then you can book an additional service (such as wall washing or professional carpet cleaning).
