Blimey calm down Ben.
To answer your question 3 x monthly turnover seems a reasonable starting point.
If it's sought after work it might be valued higher.
If you can get it for less than 3 x monthly turnover and the work is established, and the seller seems trustworthy then great.

it is worth what you are prepared to pay, and what he is prepared to sell for, no more no less, don't ask for opinions if you don't want answers

No offence taken mate, I apologise if my answer wasn't what you were looking for, but it was just my opinion concerning buying work. Cheers  :)

I'd only buy it myself if I was starting up or the work could bolt onto one or 2 of the areas I already cover.

I'd pay, max, 3-4K depending on prices and quality of area and after looking at the payment records.  If the buyer is reluctant to show these or introduce you to all the customers, walk away.

x 3 houses x 4 commercial

but lots involved?

is it good priced!

has it been going long!

are they good payers!

do you trust the person your buying from!

list goes on...
