Costing commercial jobs

I may have the opportunity to get some commercial work (contract) for a small hotel. I've no idea how to price commercial jobs, apart from the obvious that it's completely different from the residential market.
Can anyone give me any guidance, before I make a huge mistake?

I find a backwards approach to pricing it works well.
Say they have 100 rooms to be cleaned.
Give them a price per room but work it backwards so that the first 20 rooms cost well over the odds and the last 20 are free if completed within a certain time period.
This way if they eventually get you to clean 80+ rooms they will get them all done for the quoted price.
My experience is you never do all the rooms due to occupancy levels.
This way you dont loose out if they get 10 rooms in and cancel on you because they are busy.
