Let me try and explain this situation.

I do work for a letting agency ,now i know many c/c tend to have a few problems with these agents, ie. want to pay mimimum amout , expect miracles. lete payers etcetc, but i do have a good relationship with this one.

Normaly i would survey the property, give them a price . explain the results they could expect and any other under lying problems, they would then  contact the landlord to get the go ahead , majority of the time i get the job with the price i quoted and payment always with in 2 weeks, so really all is honky dory, ........... until today,  i dont like the situation i find myself in

I receive a call from the agency giving me the go ahead to clean the carpets at a house i surveyed a cpl of weeks ago, tenant just moved in, and the carpets to be fair were in a pretty bad state, numerous large stains and heavy soiling , the price i quoted reflected this. I have just rang the tenant to arrange cleaning , here comes the down side.
"oh,said the tenant "the landlady and her son came last saturday with a man and a large vaccum with water in to clean them, the stains are still there and they are not clean i told her i think i should have new carpets if they can get clean "   great i thought to my self,they have had a go themselves . asking the tenant was it a c/c company or an other, he could not  tell me, his english wasnt all that good  . polish.
So the dilema is . Would you carry out the clean as requested ? or would you consider walking away from it? bearing in mind i have not got a clue what they have done or tried last saturday .

ditto...clean and get paid....teach them to try and do it on the cheap....you have been contrated by the letting agent so i don't see a problem.
Get in there and show them how it should be down..

Dave you think it really is as simple as that !!

Numerous factors could have changed , would you honestly think nothing of it knowing the previous cleaner could not get decent results, wether through lack of knowledge or other factors ,knowing he could nhave thrown absolutly any thing on it creating even more problems , I would have thought the best approach would be to survey again at the very least ,and access the situation.  even then i am not desperate enough to become a last resort for a tight landlady, but that is just my perogative ,im not saying its the right one .

I would add 50% onto the price, tell them it is now going to be more work rectifying there attempts regarding browning, foam etc.

I do a lot of work for a lot of letting agents and because we do volume work we very rarely quote before doing the work but over the years have built up a level of trust where people know that we are genuine and are not going to bite the hand that feeds us , so just invoice accordingly.
I would not decide what additional cost you are going to charge before you see the job again but would decide what to charge after seeing the job and charge accordingly. At the very least I would be charging for the returning visit to quote.

Contact the agency , explain the "new" situation , offer to go back and re-quote , if you get the job again great , if not, move on and forget !

if there poly's which they usually are then just get in there and show them what your made of, if however they are good quality wool ones then i would re survey.

Do as you did in the first place. Go survey and put in your price. If price increases simply explain why. "It is not rocket science"

up your price for starters and use a good defoamer..
