hi all, i have recently started window cleaning and i am still a little unsure of pricing so
here are a couple of pics of a house in cheshire.i couldn't get a better pic of the rear of the property due to bushes etc and there are 4 windows on the sides which are out of view.the customer wants it done bimonthly and including the conservatory.
i am interested to see how much some of you would charge (rough estimate) to clean the windows including the frames, and also a price to empty all the gutters and clean the fascias and soffits(they hadnt been cleaned for a year).
the first time i did it with my partner it was our first gutter job and it took two of us around 5 hours to complete including the windows(trad), we literally didnt really have a clue how long it would take as we had never cleaned fascias gutters etc or what to charge for either the gutter job or the windows,as we had only cleaned a few small council houses previously.
what i do know is that we seriously underpriced the job and we learned alot.
i will let you know what we charged when hopefully i get some responses, and i am sure it will make some of you laugh as we wern't at the end of the job.

8 wky with conny would take me around 40 mins and i would price to that (2/3's of my hourly rate)
this is wfp.

gutter clear would be £100 and take no more than an hour (guttter vac)

I see you are doing it with a squeegee.  I would do it with WFP.  £20-£23.  Hopefully the one above the tiled roof can be accessed by pole.  Should be able to but maybe a light pole at an awkward angle.  It's hard to tell if the rear one can be accessed by pole easily or not due to camera angle.  That's just for the windows.  I suppose a ton or a bit more for the whole job maybe?  I doubt you'll get much change from half a day and it is dirty work.

soffit/fascias cleaned £60

no gutter clearing as i hate doing them.


all work done with wfp.

an hour for the windows on a first clean then 30 mins on maintenance cleans.soffits/fascias an hour tops so 2 hours work for £80.

i would clean all outside gutters and downpipes as well with wfp in with the fascia clean price.

There is no such thing as the right price, as long as you are happy with it thats fine. You will always wonder if you could have got more.

Last week I heard a story of somebody getting charged £75 for a 3 storey town house in Queens Park, not a very big one either. Same week I had somebody telling me I was a con man for charging £8 to do a front only one off.

Where is the logic?

If it is your first time cleaning, i doubt your pricing is the main factor rather your technique will be very slow, i used to take ages to do 2 houses, that might take over an hour i probably whip through in 20 mins now

i work in cheshire and i'd suggest 15 to 20.  id always say to them 15 monthly or 20 bi monthly- always try and get them monthly.  Make sure you give them the price and say 'that includes wiping the sills and the frames', it usually gives them that extra push if theyre unsure
  make sure you get an extension pole (unger do good cheap ones) to save you walking on slanted roofs.  only cost about 20 quid and works well with traditional methods

thanks for all the replies, we actually charged £15 for the windows  and £40 for the gutter clearing and fascia/soffit cleaning . i am suprised by the prices some of you have said, i would have thought they would of been much higher going by some of the posts on here.we really do have to get a wfp sorted out or we are going to struggle to to get a reasonable income out of it.

 not necessarily. dig deep and your technique you will speed up  of course.  id charge 20 for the windows and frames there .  as said above buy a trad pole  and a swivel squeegee  though that place doesnt look like a pole job to me ,maybe that front porch is

I would be happy with £15 for the house windows, the conservatory every 8 weeks would probably be another £7 or £8. As for emptying and washing the gutters if the back length is the same as the front then £45 to £50 a side.

I bet they bit you hand off for £40.

I'm in my 3rd year as a window cleaner and I'm STILL finding I get the pricing wrong on occasion.It's frustrating when you underprice,especially when the custie says,"oh is that all?".I would personally charge £25 odd for a first clean on that house and then probably £20 for maintenance cleans.Then £50 -£100 for the gutter work depending how dirty they were.I would definitely consider wfp,it's not that expensive to get started and it would make those awkward windows a breeze.I found tradding with a pole a nightmare when I first started.

but i also had plenty of work before i switched over which has increased and become much easier and faster thus making me more money.

I think with upvc cleaning it's very easy to underprice the job if you are inexperienced.
If it has not been cleaned for a while it can take longer to make it good, and to get a good finish you really have to get as far up behind the guttering as you can. Otherwise the dirt will still be visible near the top of the fascia board when viewed from below.
Guttering brackets can also take time to get properly clean because if you don't get all the debris and green mould off of them they will spoil the look of the end result.
Also extension and conservatory roofs can make the job more difficult to get access to the gutter so take this into account when pricing.

10 man hours for £55 ouch!    But we live and learn...

All my customers are x8 weekly... I would charge £30 for the windows on this house... I would sub the gutter cleaning etc out as I hate faffing around doing all that kind of work.
