managing agents (blocks of flats)

Im owed money by a managing agent for work done (£2000) have not been paid for over 8 or 9 months

Im thinking of taking them to court HOWEVER I think I cant do this as the are only acting on behalf of the Flat owners

Has anyone had the problem! as its money I really need after a bad winter!

TAKE THE BLOCK COMPANY TO COURT
IE THE BLOCK WILL HAVE A COMAPNY AND THE MANAGEMENT COMPANY RUN IT

Who contacted you ?
Who do you bill ?
who pays you ?

The answer to the above 3 (im guessing they will be the same) are the ones you send a final letter to and then take to court
Only those who risk going too far will truly know how far they can actually go

Before i got to the point of the courts i would persue all the angles i could first (ie go down and see them and demand my money)

What is their reason for not paying?

who asked you to do the work, the managing agents ?
 what do managing agents do ?
  -  take maintenance costs and management fees from leaseholders,
 sounds to me like they are a bit shy of paying out what they owe you and would rather pocket the money, dont leave it any longer, get some legal advice

I do managed blocks of flats get paid within 3 days my terms are within 7 days of invoice good as gold the money is already in the management accounts from the rents and service charges so should be able to pay quicker

You are only thinking about taking them to court ::) Stop thinking and do it. Sooner rather than later. Your signed contract would have been with the management agency. They will have your T & C's (within that contract) so know the score. Start the procedure now. Get the letter done that says they have so many days to pay or you will take further action to obtain owed monies. Have it delivered registered post. If they haven't paid by or on your given deadline, then get on the court action straight away.
I'm not having a go, but I can't believe you have left it so long ::)

I had an invoice for 3k owed to me for around 10 months. Sometimes you can be fobbed off that long. I was ok as it was part of a big complex and a very good customer i clean but it kept getting batted backwards and forwards between departments. It can easily escalate to that time scale

I appreciate what you are saying, but having in previous employments worked in Credit Control and such like, I would have not lasted long in employement with such a timescale of debts.
Yes you can be fobbed off and passed pillar to post, but it is down to you or whoever does the credit control to be on top of every debt, not let it get out of hand, and to know who you should be speaking to to get your payment. In this economy even more so, no debt should be allowed to just run and run.
Poleman, start taking steps to getting your money now. It isn't  a good earner if you aren't getting paid :)

if the contract is worth a lot of money a year you can let things pass without upsetting to many people. :) i must add that all the other invoices were being paid. It was just one that eventually got found.

if it was one invoice for a client i would be on it with in 30-60 days

I am in the exact same position and have finally snapped. I sent them an email today saying if I have not recieved payment within 7 days, the debt will be passed to a debt collection agency and their costs will be added to the debt. For the first time ever, I got a quick response saying no, don't do that we will pay. Remains to be seen if they do but I will def pass on to an agency. They give you 100% of the outsdtanding debt when paid and they are like legal piranahs {all teeth and nasty}.

i clean for oneon a bigy job .
 i only do the next clean when they pay for the last one. they soon get the tennents moaning where's the window cleaner, then it drop's into the bank then off we go to clean again  - but over the year the managment co gain a free month of window money out of it - i end up doing 5 cleans instead of 6 that they have paid for .

maybe why ive kept the job for 4 years lol

This is what can happen when you get tough (or lose it ;D) personally I would answer their response, with" ok< i will be in your area on Friday (whatever)please have the cheque payment ready and I will collect it."
That gives you a chance to speak to someone face to face and clarify the terms again. Explain that in the future your really don't want to have to send another e-mail like that, so how can we all avoid that situation again etc etc

At the end of the day none of us want to lose what is seemingly good work, but if they aren't paying do you really have it in the first place ???
