Title: retention on builders cleans

hey guys,

I'm sure many of you work with builders and just wondered how you go about retention? Is it something you would argue about or is there no point? I mean i dont understand any point in retention being held for provision of cleaning services.

It'll be standard proceedure and although won't really apply to you it keeps money in their bank. You will have to chase to get the balance but there will be a queue to take the jobs if you kick off too much. You must agree terms before you start the job, if they accept your services they are deemed to have accepted your terms

hi there

i must agree, developers will not usuallu change the way they work, as you will 9 times out of 10 be signing their terms and conditions.

although retention on cleaning is pointless, especially when trades go back in after youve finished a plot and make a whole new mess.

Just an update guys,

we did mention to the contractor that we weren't happy about retention and they said straight away that it was their standard procedure, however it will not apply to us. So I guess, if you dont try, you will not find out.

hi john

no cis is in top of that,

all trades contracts have between 5% and 10% retention, and when the house bubble burst 20 months ago, developers wrote to a lot of trades asking them to write off the retentions.

some even asked trades with monies owing to re invoice at discounted rates, and then asked to retender at a prescribed level, if they didnt do this then they just went to another contrator.

bearing in mind that build cleans were already extremely tight, it is difficult to imagine how that was achieved.

i always give the option
the clean
and a price of 60 quid for a sparkle clean after the builder has done snagging

its usually taken up and takes a few hours usually

i always get retention held 5%
and
i also loose
2  1/2 % mcd-main contractors discount

retention i get back after a year and the mcd i loose
also your wait 2 months plus for your payment
you need deep pockets and full ones when builders cleaning
