i have been canvassing property managers and the like and have had one response from a big one local to me but they charge an annual registration fee of £25 +VAT to go on their list,
Is this standard or is this an extra money making sideline for them being happy to charge you but not necessarily putting any work your way??

As far as I'm aware, all it does is add you to their list of contractors that they may or may not use.

Hardly right is it that you become an 'approved contractor' if you pay the money. You could be rubbish at what you do for all they know.
What I'd ask if for a portfolio of their current propertys that they service and what other window cleaners are on their 'approved' list

Normally an 'Approved Contractor' list is part of a companies quality system.
You can either be accepted on Grandfather rights - ie. you have already been providing good service for a given period - or you can be added to their 'probation' list. Each time you are used by them you standard of your worked is logged in their quality system until it is deemed that you provide a quality service.
The other way is if you are already accredited to ISO 9001 and can provide proof etc.
I've never hear of having to pay for the privelige.
