Title: Valuing a commercial round

 ???
I have a 100% commercial round in Bristol t/o £60K, done by one person with 1 part time helper 3 days per week
About 70% shops done weekly or twice weekly in prime shopping areas
The rest is offices nursing homes etc.
The round has been built over 10 years.
Now I need to value this so would appreciate your comments and also how you would justify your valuation

lo David, if i was selling that round off i would b lookin at 23k/25k. may b even
up as 30k. but thats just me. c wot others ave 2 say. will b a good 1 2 watch ;)

Its mostly all profit isnt it?
You take off all allowable expenses to reduce your tax.
Especially do I like "subsistence"  or reducing your tax by eating ;D

X8 your monthly turnover you would of got that all day long a few years ago ie 40k... but in these uncertain times you may be looking at having to take a little less and in stage payments maybe having to reduce further depending on cancellations rescheduling from the shops mainly.

I know a couple of lads that do shop only work and they have lost between 30/35% of their annual turover due to this..have you already had this happen to your work?

  Also You maybe better selling it in 2 or 3 different parts rather than 1 lump due to the valuation of it.. all the best with it

PS how many days do you work a week 5 or 3??

I would reckon £40-£60k depends whos interested, the people who it will be of most value to is your competition.

The value would depend upon how long you have left on each and every clients contract and what terms and conditions are applicable to these contracts if you have no contracts with these clients I would suggest that you obtain some then the value would be what these contracts are worth and the time period without the contracts the value as a business is zero
