hi there whats the going rate on blocks of flats 12 flats ground , first ,and second story with baloconys what would you charge not got a lot of blocks so i would like to get it any help would be great plus iv been recomended so i dont think there will be any one pricing apart from me ;D

£48 for windows + £16 for the 8 x balconies. Access through flats. Not in, same price. Bearing in mind that I haven't seen them, but that should cover it.

We do LOADS of blocks of flats in Plymouth, infact we deliberately target them as they are very good earners due to their compact nature and the fact that your van doesn't need moving usually.
We charge a standard rate of £6 per flat, balconey or not. Flats above 2nd floor only have their balcony doors cleaned if they're in and ask for it; very few do ask.
The lower flat balconey doors can be reached through the railings - on the flats we do anyway - so access isn't a problem.

I do a block of 12 but they don't have balconies, they do however have diagonal bars across the french windows. #120.00

We do 2 blocks of flats in town, ground floor, first and second floor.
The first phase was 12 flats. Each first and second floor flat has a juliet balcony. The second phase has 15 flats and again each first and second floor flat has a juliet balcony.
We quoted £7.50 for each 2nd floor flat, £6.50 for each first floor flat and £5.00 for each ground floor flat and £8.00 for the stairs windows and door inside and outside.
We quoted the same total price for the second phase of 15 flats and the first phase as we were already there ( a small discount of 3 flats for nothing.)
I see some of the windies who clean some of the other flats don't do the juilet balconys and quote accordingly - the owners can clean their own from the inside.

We also have a large portfolio of Apartments, also charge av £6.00 per flat + communal windows costed separate.

how do you approach these in regards to quoting for them???

Poole bay I am in your area and you should be looking at £75 as an absolute minimum not including any balconies, unless they are the Juliet type, then add more for them. This is assuming its monthly add more if not.
As for cleaning any balconies it amazes me the amount of people I see still doing them by climbing off of ladders over balustrades etc. A practice we used to use often in years gone by, but this is now in complete contravention of the working at height regulations, unless you have some kind of certified fall arest system installed that protects the worker from falling when he steps off the ladder!
So get in the habit of not offering this as customers can do this themselves safely from the inside, or offer to clean them only if internal access is given, which is rarely easy to organise amongst many flats. Good luck

In our case we have a few Managing agents(NOT NATIONAL ONES), who as soon as they get a new block they call us in to quote, takes a while to build up a rapport with these companies though. Worth approaching a few of your local managing agents.

And don't individually bill or collect if you can help it - if you do have to then add a bit.

Without balconies and other access issues, I find it's possible to do blocks of flats for what seems like a very cheap rate when it's calculated on a per flat basis.
I've got a job that is three blocks of 12 that can be accessed from one parking place so long as I adjust the cones and rubber matting that covers the hose to the reel.
The first clean was the usual very low rate due to the extra work involved but on the second clean I find that I can do the three blocks in three and three quarter hours - half a days fairly hard work in simple terms. This includes doing two lots of entrance doors in and out trad and tradding the insides of landing windows on 1st and 2nd floors - 4 largish panes with two at each end. All inside work is with feet on floor. The whole job has very good access. I can do all externals with a 25ft SLX so being able to reach it all with a light pole is a big help.
I won't say what I charge exactly but from start to finish I can hit the lower end of an hourly rate that I find acceptable. Also, it is local to me. I do wonder if I have gone a bit on the low side with the price after reading here about some rates charged, but I was up against three other quotations and it was a job that I wanted as it is half a days hardish work very near home. Not many jobs have that level of convenience.
The billing is on one invoice to a local office and gets paid promptly (so far anyway).

thanks for the info guys i had a pep today to see what they are like and they are east to get around small windows on the flats the balconies are the square glass with the 4 clips on each glass there is 5 square bits of glass on each balconies they have to be cleaned inside out i was tinking £10 per flat incuding balconies ???

How do you go about quoting for flats?
Are these like blocks that people have bought flats inside? Would it not be up to them to get a cleaner.

Do you mean you take a small pole up the ladder with the hose and then climb onto the balcony over the ballistrade, clean them & then climb back down & do the the same for them all except the ground, obviously?

Quicker and easier to blade them, surely.
