Hello folks.
Been really busy of late with EOT and void cleans with housing associations and managed to get some work from an estate agent doing EOT cleans.  Had a message on my answer machine from another estate agent asking if we could meet with them to discuss some builders cleans they have lined up.

Now, in the past we have done builders cleans on just the windows and so I thought I would ask the pro's what I shold be looking at for a full property clean. 
As we will be visiting the properties I was wondering if anyone could be good enough to give me a rough idea or check list of what is entailed.

Been searching through the old posts regarding builders cleans but not really found a great deal.  Lots of posts not many replies.  ???

Builders cleans.

Full clean is something along these lines.

Remove paint from

skirting
Door furniture
Windows
Light fittings anything else that is possible

Remove

Stickers left on sinks, toilets windows anything else - You can use Ambersil to remove stickers.

Mopping stair wells, cleaning banistars..

Sparkle

Polish vac clean everything!

Vacuuming carpets, dusting, polishing, loo's

Most important is to remember to work with the client and find ourt what specifics they are after. Also most important to you us the time factor. You will clean a room then a trade will go in and then you will have to reclean. Not all of it but you will do a bit of chasing after you have cleaned up.

Also on hand over day you may be asked to allow for a member or 2 to be there to clean up any finishes that are required so either add this in the price or better state this as an extra cost after work is finished.

Add more details if only the works require it. We do builders cleans and then they ask us to buff floors and seal so it varies from job to job.

Dont forget to include risk assesments, insurance all in one go.. looks as though you are organised.

Never underestimate how long it will take as it will take longer, always look at each job and price it when you go in as you can never pre guess what state it'll be left in. Write a snagging list as things fall off in your hands as you touch things. Don't go in too cheap

Good advice but at the minute our rates have been forced down between 20 and 25 % and workload increased by as much as 50% due to all other trades having to drop rates and thus standards, giving us more and more to do.

In the past contracts were awarded based on the balance between service and cost but now cost is the only consideration.

Time to step out rather than in!

i replied to another post last night re site cleaning so please take a look at that.

and in the past there are several quited detailed posts from me on this subject.

we were in it for approximately 3 years, i have mixed views, but please feel free to ask any specific questions that you may have.

Thanks very much for the replies and advice guys.

Sorry to not respond myself but been without a computer for a day or 2.

As it happened we went to do the quote after speaking to the estate agents, and when we arrived to pick up the keys I was told the clean had been done. 

Apparently the chap who had contacted me had got a bit mixed up and hadnt realised the work had been done by another firm.  ( highly organised people these estate agents!) anyway, it wasnt a completely wasted journey as they want us to quote for some EOT cleans. 

Thanks again for all input on this topic and I have more time to look into this line of work and decide if it is something I want to head towards.
