what do you guys use to get commercial contracts to sign once job complete.

Nothing; just run and post your invoice.
The only time I've had to get a job signed off as completed was when I did some subcontract work.

The reason ive asked is ive priced up a huge hotel, theyve just been taken over, a friend of mine who supplys cleaning products use to supply to the previous owners of the hotel and has recently been to court with them as they wouldnt pay for the items they bought, I know its under new ownership but dont want to do job only for them to deny me doing it.

I suppose you could just knock up a simple form on your computer, getting someone to sign and date that you'd cleaned the windows of the said establishment and all was correct.
Also, just another thought here, if the hotel isn't one of those 'chain ones' such as the Hilton where you've got to send your invoice to a central paying office, you could just ask to be paid in cash or cheque after each clean.
I've cleaned a couple of hotels, and recently when a new manager arrived and asked how I was to be paid, I just said 'in cash, after we've finished; if that's okay with you?'. ;D
And that's how I'm paid; no messing.
